Kuningan Office Park: Prasidha's latest success
Jeffry Sanusi Soedargo, the Vice President of the Prasidha
Group and Managing Director of the firm's Real Estate & Property
Division, mentioned casually that once while driving through the
Kuningan area, he was amazed at the development of high rise
buildings offering strata title and leasing office premises.
"What happens to companies like ours - growing companies,
having a need to consolidate in one location and yet maintain an
identity?" he mused. That was what sowed the seed for Prasidha's
revolutionary investment - the Kuningan Office Park.
Unique feature
The unique feature of Kuningan Office Park is its Hak Guna
Bangunan, status - in fact the first of its kind in Jakarta. Hak
Guna Bangunan is the right to construct and own building(s). This
title is usually granted for 20 or 30 years and may be renewed at
the discretion of the local government. According to Indonesian
law, this right can also be held by foreign joint venture
companies.
With this feature, a prospective company can buy and own a
whole building from top to bottom -- not just one or two floors
-- just like those large companies with high-rise buildings along
Jalan Sudirman or Jalan Thamrin, except that it is of a smaller
scale.
Prasidha senses the need of growing companies, having offices
scattered in the remotest corners of Jakarta, to consolidate
their premises in one center with the privilege of title rights.
Without being involved in the construction process, a company
could purchase a complete unit, depending on their present or
future needs, with the privilege of using its own name. It would

PT Koll Ipac Indonesia has been appointed the sole marketing
agent. The construction is scheduled to commence this April and
be completed within a period of two years.
