Karawang to have industrial estate

KARAWANG, West Java (JP): PT Suryacipta Swadaya is
constructing a 1,000-hectare industrial estate at Teluk Jambe
here, which is scheduled to start operation in May 1996.

"We have so far invested Rp 120 billion (US$53.07 million) in
the first phase development of 500 hectares," the company's
director of finance Charles S. Jonan told reporters yesterday.

The second phase development of the other 500 ha area is
scheduled to be completed in September 1997.

The estate, owned by a joint venture of two domestic firms --
PT Multi Investment Ltd. Holding and PT Town and City Properties
-- is being built by Jurong Environmental Engineering Ltd.
Singapore, Pacific Consultant International of Japan, PT Jaya
Obayashi and PT Nusa Raya Cipta.

The complex, named Suryacipta City of Industry,
will consist of industrial plots, standard factory buildings, a
commercial center, a housing complex and a golf course.

"We sell US$50 per square meter of developed industrial plot
and Rp 400 million for a small unit of factory building and Rp
900 million for a big one," said Suryacipta Swadaya's chief
executive Basroni Rizal.

The small unit will consist of 2,000 sq. m. of land and 900
sq.m. of plant, while a large unit will consist of 4,000 sq.m of
land and 1,500 sq.m of plant.

Speaking at the site 55 km east of Jakarta, Rizal
said yesterday that four foreign and domestic companies have
booked 126 hectares of the estate for their factories. They are
Pacific Prestise Indonesia, Keramik Indonesia Asosiasi, Nusaraya
Cipta and GS Battery.

Suryacipta Swadaya provides assistance to industrial companies
in the acquisition of permits needed to operate in the estate, he
added.

Rizal said that they plan to build a two-kilometer, 50-meter-
wide overpass linking the toll road and the estate.

"We are negotiating with four other companies located near the
estate to form a consortium to finance the tollgate and road
which will cost about Rp 45 billion," said Rizal.

"All the basic infrastructure and utilities, such as
electricity, phone lines and natural gas are now available," he
said.

Rizal said a water plant and a waste treatment center worth at
Rp 10 billion are now under construction.(kod)
