KAI Properti begins developing TOD housing in Manggarai
PT Kereta Api Indonesia (KAI), through its subsidiary KAI Properti, has begun the development of vertical housing based on mass transit, or transit-oriented development (TOD), marked by a groundbreaking ceremony.
KAI Properti President Director Mohamad Ramdany said the development of the Manggarai area is directed towards providing housing with connectivity to public transport while supporting the government’s programme for housing provision for the community.
“This groundbreaking marks the beginning of the vertical housing development phase in Manggarai that we have prepared,” Ramdany said after the “Groundbreaking of Affordable Housing Manggarai” event in Jakarta on Friday.
He said the area is designed with consideration for housing needs, ease of mobility, and connectivity with public transport and various community activities in the surrounding area.
The groundbreaking was carried out directly by Housing Task Force Chairman and Presidential Envoy Hashim Djojohadikusumo, Minister of Housing and Settlement Areas Maruarar Sirait, Minister of Transportation Dudy Purwagandhi, KAI President Director Bobby Rasyidin, KAI Properti President Director Mohamad Ramdany and other officials.
“The groundbreaking marks the start of the vertical housing development phase in Manggarai, which is designed with connectivity to public transport,” he said.
The vertical housing development in Manggarai is planned to be located in Block G and Block F with a total land area of 21,939 square metres, or 2.19 hectares.
Block G has an area of 6,925 square metres, while Block F is 15,014 square metres.
Based on the initial development plan, KAI Properti will deliver 1,276 housing units, with options of Studio, 36, and 45 types in Block G.
The Manggarai housing development uses a TOD approach by placing connectivity between housing and public transport as an important part of the area’s planning.
Its location around Manggarai Station provides residents with access to public transport services to support daily travel and activities.
The presence of this housing is expected to expand housing choices for people in urban areas close to public transport.
The development is also directed towards bringing residences closer to community activities so that daily travel can be carried out more efficiently with the support of mass transit.
The area’s arrangement also pays attention to pedestrian access, communal facilities, commercial space, and connectivity of the residential area with its surrounding environment.
“As a developer, we view this area comprehensively, from housing provision, connectivity, spatial functions, to supporting facilities,” he said.
According to him, proximity to Manggarai Station is an important part of the area’s planning so that the community has increasingly easy access to public transport.
Furthermore, the development involves PT Bank Tabungan Negara (Persero), PT Solusi Sinergi Digital Tbk, PT Air Minum Jaya (Perseroda), and Perusahaan Umum Daerah Pengelolaan Air Limbah Jaya as strategic partners.
Prior to the groundbreaking, KAI Properti had carried out a number of preparations at the site to ensure the readiness of the development area.
Preparation is an important part for KAI Properti to directly assess the readiness of the location and ensure the area development plan can proceed according to the established direction.
KAI Properti will subsequently carry out the housing development in Manggarai in stages, paying attention to the planning process, permits, technical readiness, and the quality of project execution.
He hopes the Manggarai housing can provide a housing option that is increasingly close to public transport and supports the mobility needs of urban communities.
“Each development stage will be prepared properly so that the project can proceed according to plan,” Ramdany said.
