JORR 2 Toll Boosts Transyogi, Commercial Property Gains Increasing Interest
The Transyogi area in eastern Cibubur-Cileungsi continues to demonstrate significant growth, driven by improved connectivity and infrastructure development in recent years. The full operation of the Cimanggis-Cibitung toll road since mid-2024 has become the primary catalyst strengthening inter-regional access, while integrating the Jakarta Outer Ring Road (JORR) 2 network. With toll access support such as Jatikarya, Nagrak, Narogong, and up to Burangkeng, this area is now emerging as a new “sunrise property” with high growth potential, both for housing and investment. Recognising this opportunity, Ciputra Group through the development of CitraLand Cibubur has launched its latest commercial product, Ruko The Avenue 5. This product is developed as part of a strategy to strengthen the integrated area ecosystem, while continuing previous developments that received positive market responses. General Manager of CitraLand Cibubur, Galih PS Putri, explained that the shophouses adopt a Neo Classic Modern concept that combines elegant aesthetics with flexible functionality. One of the main advantages is the presence of a semi-open alfresco corridor area at the front of the units, creating space for various business activities. “This area can be utilised for a variety of businesses, from cafes and restaurants to lifestyle services such as boutiques, salons, beauty clinics, and co-working spaces,” said Galih. In addition, some units are also equipped with a backyard area that provides added operational value, such as outdoor dining spaces, additional kitchens, and service areas. The area is also planned to connect with transportation developments such as a sky train, which is projected to further enhance connectivity and investment value in the future. Marketing Manager of CitraLand Cibubur, Hadi Rasyid, stated that the limited number of units makes this product highly exclusive, with prices starting from Rp1 billion. He added that the Modbury area is projected to be inhabited by around 3,500 people, which will create a strong captive market for business operators. With area facilities such as green open spaces and a clubhouse, economic activities within the area are expected to continue growing. Through this launch, CitraLand Cibubur reaffirms its position as an integrated area that not only offers housing but also business and investment opportunities within one integrated ecosystem.
