JLL Finds Office Fit-Out Costs in Jakarta Cheaper

Office fit-out costs in various Asia Pacific countries continue to increase. According to JLL, the rise is driven by labour shortages, material price pressures, and the growing complexity of mechanical, electrical and building technology systems.

The Asia Pacific Office Fit-Out Costs Guide 2026 presents market trends and factors influencing office fit-out costs across 27 cities in 14 countries in the Asia Pacific region. The guide identifies opportunities as well as key challenges in capital expenditure planning and office fit-out strategies in an increasingly complex business environment in 2026.

Regionally, the average office fit-out cost in Asia Pacific reaches 1,550 US dollars per square metre, with an annual increase of 2–5 percent. Compared with major cities in Southeast Asia, Jakarta has lower office fit-out costs than Singapore, Kuala Lumpur, Manila and Bangkok.

Head of Office Leasing Advisory at JLL Indonesia, Rosari Chia, said the comparison helps companies understand cost differences between cities so they can plan investment and office design standards more accurately. Jakarta remains one of the strategic office markets in Southeast Asia.

“The comparison of Jakarta’s office fit-out costs with other major cities in the region provides a reference for companies in determining priorities, procurement strategies and workspace planning that align with market conditions,” Rosari said in a press release in Jakarta on Monday (31/8/2026).
