JAKARTA, KOMPAS.com - The dominance of upper-class shopping centres in Jakarta is becoming increasingly unstoppable, along with the wave of international brand expansions that continue to flood the capital’s retail market.

Throughout the first quarter of 2026, high-end category malls recorded the most stable performance with occupancy rates surpassing those of mid-tier shopping centres.

This condition is driven by global retailers’ confidence in the purchasing power of Indonesia’s established segment.

Even though rental costs continue to creep upwards, reaching Rp 800,000-Rp 1.2 million per square metre per month, and service charges of Rp 195,000 per square metre per month, the interest from international brands in securing strategic locations shows no signs of waning.

Ferry emphasised that the upper-class retail market has a very specific ecosystem. Consumers in this segment are relatively immune to macroeconomic fluctuations, allowing premium mall developers to be bolder in curating tenants.

“Global retailers see Jakarta not just as a potential market, but as a must-visit destination to strengthen their presence in Southeast Asia,” said Ferry in the Colliers Quarterly Q1-2026 report, quoted by Kompas.com on Monday (20/4/2026).

This phenomenon of the “invasion” by international brands is evident from the series of new store openings and retail area expansions in several iconic shopping centres such as Plaza Indonesia, Grand Indonesia, and Senayan City.
