Ineligibility for Mortgages Hinders MSMEs and Gen Z from Owning Homes; Strategies Revealed
Amidst a high national housing backlog reaching millions of units, the dream of homeownership often hits a banking wall. Approximately 60 per cent of the workforce in the informal sector, along with credit histories burdened by online loans, frequently results in individuals being labelled ‘unbankable’ and rejected when applying for Mortgages (KPR).
Recognising this gap, the AI-based property platform, MilikiRumah, has introduced a breakthrough via the PraKPR scheme, a Rent-to-Own mechanism supported by Artificial Intelligence (AI).
“This solution is designed to accompany potential buyers in improving their financial profiles until they are eligible to secure mortgage approval from banks,” said Winston Lee, Co-Founder and CEO of MilikiRumah, in a statement on Thursday, 3 September 2026.
He emphasised that owning a home is a right for everyone, including Gen Z, entrepreneurs, and those who have previously had imperfect credit records. He asserted that MilikiRumah’s PraKPR scheme will assist consumers in proving their creditworthiness to banks.
“Many potential buyers who were initially not bankable still have the potential to become homeowners if accompanied by the correct process,” he added.
One success story of this programme is Keiza Evelyn, a 22-year-old young professional who recently secured a mortgage for a house valued at over Rp 600 million in Darmawangsa Residence, Bekasi.
“Previously, I was unsure if I could own a home because my financial condition was not ideal. Through MilikiRumah’s PraKPR, I received clear guidance on what needed to be improved and how to prepare myself to be eligible for a mortgage application,” said Keiza.
According to her, the opportunity to reside in the house during the process motivated her further to meet her homeownership targets.
A similar experience was shared by Suly Devita and Hermanto, MSME owners supplying construction materials. During the PraKPR process, MilikiRumah helped them organise their business documentation, build a payment track record, and prepare the homeownership process for Darmawangsa Residence, which was successful in August 2026.
“While residing in the house, we were able to prove our financial capacity to the banks until we finally passed the credit verification. Because we could already occupy the house unit, we felt more focused and motivated to achieve ownership quickly,” said Suly.
