Multinational companies join Jababeka's integrated industrial
estate

Leading multinational companies have joined Indonesia's only
independent, integrated industrial estate equipped with
commercial, residential, educational and recreational facilities
in Cikarang, Bekasi, just a 35-minute drive east of Jakarta.

"Multinational companies are interested in coming to our
industrial estate because it offers easy accessibility, an
independent supply of electricity, clean water, an abundant
resource of labor and competitive prices," says Setiawan
Wiraatmadja, a director of PT Jababeka Industrial Estate.

Developed on a 2,970-hectare area of land in 1989, Jababeka's
industrial estate is now home to leading multinational companies,
such as the American manufacturer of Barbie dolls, Mattel, Inc.
This company, the world's largest doll producer, operates two
factories with about 10,000 workers, who live in two five-story
dormitories in the industrial estate. Another tenant is Dutch
company Unilever, a leader in the domestic consumer goods market.
Besides running a number of factories, it also operates a
logistic and distribution service center in the estate. The other
tenants include French industrial gas producer Air Liquid,
Japanese TV screenmaker Nippon Electric Glass, British paint
producer ICI Paints, Japanese consumer goods manufacturer Kao and
Korea's Samsung Electronics, the world's third largest home
appliance producer and 15th most wellknown brandname holder.

Jababeka's industrial estate is strategically located merely a
few minutes from the Jakarta-Cikampek toll road, just 35 km from
Jakarta's Central Business District, 55 km from the Tanjung Priok
seaport and 65 km from the Soekarno-Hatta International Airport.
The industrial estate is easily reached from the toll road
through the Cibitung or Cikarang exits. Public transportation
services are available for commuters.

Its location becomes even more strategic with its close
proximity to densely populated towns, such as Bekasi, Karawang
and Purwakarta, which can provide an abundant supply of labor.

Executives and workers can live in Jababeka's residential
estate, equipped with all the amenities that guarantee a
convenient life. They include shopping centers, mini markets,
banks, restaurants, a hospital and medical center, schools, a
star-rated hotel, a swimming pool, tennis courts and a first-
class 18-hole golf course designed by champion Nick Faldo.

Plans have been also made for the establishment of President
University, which is said to be the premier provider of tertiary
education in Indonesia, whose graduates and services will be
readily accessible to tenants.

"With such facilities, the Jababeka industrial estate is
actually a town within itself," Setiawan said.

He said tenants were free from the worries of an adequate
supply of electricity and clean water because power was provided
by affiliated company PT Cikarang Listrindo and clean water by
subsidiary PT Jababeka Infrastruktur.

Cikarang Listrindo operates a power plant with an installed
capacity of 348 MW (expandable to 900 MW), while Jababeka
Infrastruktur operates a water treatment plant with a daily
capacity of 26,500 cubic meters (expandable to 49,500 cubic
meters). The latter company also operates a world-class sewage
treatment plant with a daily capacity of 18,000 cubic meters
(expandable to 42,000 cubic meters).

Setiawan says Jababeka puts a high priority on the safety and
security of workers, executives and residents on its industrial
estate by providing well-maintained streetlights for its roads
and buildings and assigning guards to work on shifts for 24 hours
a day. Jababeka also employs a special team of professional
firefighters, while hydrants are made available in its industrial
and residential compounds.

"If you want value for money in a quality industrial estate
with a competitive price, you have no other choice than moving to
Jababeka's industrial estate in Cikarang, West Java," Setiawan
said.

He explained that Jababeka's industrial estate, with a full
product range of individual facilities and site sizes, could
satisfy just about any tenants' needs.

For manufacturers who require unique building specifications,
for example, Jababeka allocates industrial land sites, which come
equipped with the basic infrastructure for development with
specific purposes. The sites, with land areas ranging from 3,000
square meters to 5,000 square meters, are graded and well-
structured, and suitable for any manufacturing activities.
Tenants are guaranteed an unlimited power supply from Cikarang
Listrindo, while industrial water, sewage system and telephone
lines are standard features.

Large industrial sites with planned development for specific
purposes have attracted multinational companies, including
Nabisco Foods of the United States, Chang Chun of Taiwan, Uniplas
of Singapore, United Tractors (Komatsu), Nissinmas, Showa, Fuji
Seimitsu and Tokai of Japan, Bertel of Australia and Fuchs of
Germany.

Jababeka also designs and constructs several types of standard
factory buildings ideal for medium and light industries.

Built on a 1,380-square-meter plot of land for the standard
size or a 1,740-square-meter plot for the one located on a
corner, each building has an area of 831 square meters and an
office area of 128 square meters.

For smaller operations, there are convenient turnkey
alternatives that are ideal for trading businesses, workshops and
light manufacturers.

The three-in-one factory buildings, each with a total area of
456 square meters, for example, are suitable for storage or
production activities. Their mezzanine floors can be converted
either to accommodation or an administration office. Electricity
and clean water are supplied and a sewage system is provided.

Supporting industrial buildings, each with a total built area
of 160 square meters, are designed specially for small and
medium-sized home industries. They give maximum area utilization
with an integrated section comprising production, office and
