How to Handle Roya in 5 Minutes in Tangerang

JAKARTA, KOMPAS.com - The Tangerang Regency Land Office (Kantah) has launched the Roya and Inheritance Five Minutes Completed (LARIS MANIS) service, which allows the process to be finished in about five minutes.

Through this service, the public can submit applications online first without needing to visit the land office in person.

In the pre-service stage, applicants can register their request via the larismanis-bpnkabtang.id website.

Next, applicants upload the required documents for validation, juridical and spatial data verification, electronic document media transfer, and issuance of the Document Receipt Certificate (STTD).

Once the files are deemed complete, applicants simply need to come in according to the schedule to submit physical documents and make the Deposit Order Letter (SPS) payment.

After that, the five-minute service completion time is calculated following the SPS payment.

According to Tri Wibisono, Inspector of Region II and Acting Head of the Inspectorate General of the Ministry of Agrarian Affairs and Spatial Planning/National Land Agency (ATR/BPN), this innovation is intended to provide faster, easier, and more efficient land services for the public.

“With the presence of this service, the public is expected to receive more practical services without having to visit the Kantah multiple times, thus lightening the time and costs incurred,” Tri said, quoted from the Ministry of Agrarian Affairs and Spatial Planning/National Land Agency (ATR/BPN) website, Tuesday (12/5/2026).

Darmin (45), a resident of Tigaraksa Subdistrict, Tangerang Regency, said the roy a process was faster than he expected.

“Initially, I thought the roy a process would take a long time. However, it turned out to be quick and the service was good, even only about four minutes with LARIS MANIS,” said Darmin.

According to him, the public can now handle land services themselves without using third-party services.

“So far, there might still be the perception that dealing with BPN is complicated and difficult. But based on my own experience, the service is good, comfortable, and not difficult. I could also handle it myself without using third-party services,” said Darmin.

The Head of the Tangerang Regency Land Office, Febri Effendi, said his office would continue to socialise the service to the public through local government, subdistrict heads, village heads, down to neighbourhood associations (RT and RW) so that the service can be utilised to the maximum.
