JAKARTA, KOMPAS.com - After the home ownership credit (KPR) instalments are fully paid, homeowners still need to process the roya of the certificate so that the mortgage record from the bank is officially removed at the Land Office (Kantah). This process is essential to ensure the land or house certificate is clean and no longer recorded as credit collateral. In addition to the process and requirements, the cost of processing roya is also a frequent question from the public. According to the Ministry of Agrarian Affairs and Spatial Planning/National Land Agency (ATR/BPN) website and the Sentuh Tanahku application, the roya fee charged to the public is Rp50,000 for each land certificate. For information, roya is the crossing out of the mortgage on the land book and certificate after the debt secured by it is declared paid off. The Head of Public Relations and Protocol Bureau of the Ministry of ATR/BPN, Shamy Ardian, confirmed this, quoted by Kompas.com on Thursday (29/4/2026). “Roya is an official document showing that you are free from home credit debt obligations. This document is issued as proof that the Mortgage over a piece of land has been cancelled,” Shamy said. Article 18 states that one cause for the extinction of the Mortgage is the repayment of the debt secured by that Mortgage. Furthermore, Article 22 regulates that after the Mortgage is extinguished, the Land Office will cross out the Mortgage record in the land book and its certificate. With the Mortgage being removed, the Mortgage Certificate will be withdrawn and, along with the land book, declared invalid by the Kantah. This crossing out is done for the orderly administration of land affairs. Before processing roya, the public needs to prepare several required documents. Those documents include the following: In addition, the applicant is asked to prepare data related to personal identity as well as information on the area, location, and use of the land for which roya is requested. The roya processing is carried out by submitting an application at the service counter of the Land Office while bringing all the required documents. After the documents are checked by the officer, the applicant will be directed to the payment counter to pay the roya fee. Next, the Land Office processes the recording of rights in the ledger and the issuance of the land certificate that is clean from the Mortgage notation. After the process is complete, the applicant can collect the certificate at the service counter. The estimated completion time for the roya process is around five working days since the documents are declared complete by the Land Office service officer.
