How Long Does the AJB Process Take at a PPAT Office?

An Akta Jual Beli (AJB) is a crucial document in property transactions such as houses or land. This document serves as legal proof of the transfer of ownership from seller to buyer, prepared before a Pejabat Pembuat Akta Tanah (PPAT). Legal practitioner Adyanisa Septya Yuslandari, S.H., M.Kn explained that the AJB creation process typically takes one to seven working days, provided all required documents are complete and no administrative issues arise. The speed of the process depends on the completeness of documents from both seller and buyer, including the original land certificate, ID cards (KTP), family cards (KK), tax identification numbers (NPWP), proof of property tax (PBB) payments, and other supporting documents based on the property type. If all documents are valid, signing the AJB at the PPAT office can be expedited. A key step affecting the duration is the land certificate verification at the land office, where the PPAT confirms the certificate is not in dispute, blocked, or inconsistent with data from the National Land Agency (BPN). If the certificate check is clear, the AJB process proceeds. Additionally, property transaction taxes must be paid—seller covers Income Tax (PPh), while the buyer pays Acquisition Duty on Land and Buildings (BPHTB). “The process depends on the certificate verification and payment of taxes such as BPHTB and PPh,” said Adyanisa. Once the AJB is completed and signed, it serves as the basis for updating the land certificate at the land office, such as changing the title from the original owner to the new buyer as the legally recognised owner.
