South Tangerang, Kompas.com - The legal representative of the house seller in Pondok Aren, South Tangerang, Ridho, stated that the sealing action is a form of effort by his client to maintain rights over the property.

The house, located on Jalan Murjaya, Jurang Mangu Barat Village, Pondok Aren, South Tangerang, is still considered the property of his client, Karnadi, who holds the Certificate of Ownership (SHM) Number 10679.

“The sealing was legally carried out because it occurred on land owned by our client. Our client is currently defending his rights,” Ridho said when met by Kompas.com on Thursday (23/4/2026).

Even before the sealing, his side had sent two notices to the house occupants on 1 April and 7 April 2026.

The content of the notices required the occupants to settle the house purchase with Karnadi, and if unable to pay, to vacate the house.

“We have invited them to sit together and find a solution. But the notices were ignored,” he said.

Because the two notices were ignored, his side then visited the location to carry out the evacuation.

“We are not executing anything. We are only requesting evacuation because it is our client’s right,” Ridho stated.

Ridho explained that the dispute originated from an oral sales agreement between Karnadi and a woman named Desi Riana in 2019.

In that agreement, Desi is said to have bought the house for Rp 1.3 billion with a three-month payment deadline.

Based on data held by Karnadi’s side, shown to Kompas.com in the form of photocopies of receipts, the total payment by the occupants only reached Rp 570 million.

“The receipts we received total Rp 570 million. There is no figure of Rp 840 million as stated by the other side,” Ridho said.

Because the payment is not complete, the certificate splitting process or the creation of the Deed of Sale (AJB) has not been carried out.
