JAKARTA, KOMPAS.com - Taking over existing mortgages on houses remains popular among some people because the price is considered cheaper compared to market prices.

However, behind the increasing number of take-over transactions, there are several factors that cause owners to sell their homes before the mortgage is fully paid.

In principle, there are two main reasons why borrowers sell their homes before the credit term expires.

This was conveyed by the Deputy Chairman of the Central Executive Board of the Indonesian Real Estate Association (DPP REI), Bambang Ekajaya, to Kompas.com on Saturday (16/5/2026).

“The difficulty in continuing the mortgage is due to difficulties in making payments. This means they have to sell quickly before the bank seizes the property, so the price offered will definitely be below market price,” said Bambang.

According to him, this situation often becomes an attraction for prospective buyers because the price of a house with a taken-over mortgage is generally cheaper compared to a house in normal condition.

Bambang explained that some cases occur when facilities promised by the developer are not built, such as access roads, drainage systems, or other basic infrastructure.

This situation makes consumers feel disadvantaged and choose to sell their homes through an over-credit scheme.

“This is the type of property that prospective take-over buyers should avoid,” said Bambang.

However, he believes that houses with taken-over mortgages still have several advantages if done carefully.

One of them is related to the legality of the house, which is generally complete because the Certificate of Ownership (SHM) and Building Approval Permit (PBG) are the main requirements for a credit agreement with the bank.

In addition, the housing unit is usually ready and some have been renovated so that it is relatively habitable. The price of the house also tends to be cheaper because the seller needs funds quickly.

Bambang also reminded prospective buyers to carry out transactions directly through the bank and not engage in under-the-table transactions because they are prone to fraud.

“Check all outstanding obligations and immediately transfer the credit, including transferring the certificate, so that it is safe for the take-over buyer,” said Bambang.
