Heirs Reveal How Komaridin's Land Certificates Were Transferred and Used as Bank Collateral
The land certificates belonging to the late Komaridin in Maguwoharjo and Wedomartani, Sleman, suddenly changed ownership and became bank collateral. The heirs, who claim no knowledge of the matter, were shocked when they received a first warning letter from the bank.
Komaridin’s widow, Lanjarsari, haltingly recalled how the problem began. It started in 2011, when Komaridin and his wife were visited by a man with the initials PW. PW borrowed Komaridin’s certificates on the pretext of a share-planting business.
“We got to know him at home. He (PW) came to my house,” Lanjarsari explained when met at the PBKH office at Atma Jaya Jogja on Monday (13/7).
“(Borrowing the certificates) He said it was for a business. Just borrowing, and only for a short while, he’d return them soon,” she said.
PW, according to Lanjarsari, also promised a profit of Rp 400,000 a month. That promise was kept by PW, but only for a few months.
“Yes (he gave Rp 400,000 a month), but he never gives it now. How many times was it — about 15 or so, roughly. Until now he hasn’t given anything,” Lanjarsari said.
“He wasn’t a neighbour, not a relative, not a friend. (Why did you trust him?) I don’t know. He was just borrowing it, he said it would only be for a short time,” she continued.
Lanjarsari repeatedly tried to ask PW to return her certificates. However, according to her, PW always made excuses.
“When I went to his house to ask for the certificate, he wouldn’t give it. He kept saying tomorrow, tomorrow, tomorrow. Every year he wouldn’t return it,” said Lanjarsari.
Then, on 7 May 2024, Lanjarsari suddenly received a first warning letter from a bank stating that her two land certificates had been used as collateral. The two certificates had also already been transferred into the name of the man with the initials PW.
In fact, Lanjarsari and her four children claim they never carried out or signed any agreement regarding the two plots of land. They were also unaware of any process transferring rights over the two plots. Moreover, a house stands on the land, where she lives with her four children.
“I was shocked. Why was it sold? I never sold it. That is inherited land,” Lanjarsari explained.
Lanjarsari’s second daughter, Nuriyah (48), added that the late Komaridin’s children did not know that their parents’ two land certificates had been lent out. Everything came to light when the bank sent a first warning letter.
“Yes, we found out that the certificates had changed names because bank officers came to the house, informing us, confirming whether this was really the land being used as collateral,” Nuriyah explained.
As previously reported, the certificates belonging to Sleman resident Komaridin were suddenly transferred to another name and used as collateral at a bank. Following this incident, Komaridin’s heirs sought assistance from the Legal Aid and Consultation Centre (PBKH) of the Atma Jaya Yogyakarta University Faculty of Law to support the investigation of the case.
The head of the PBKH UAJY legal team, Hengky Widhi Antoro, explained that the legal team had pursued legal channels by reporting the case to the DIY regional police on 6 July 2026. The police report is being used by the legal team to trace the process of the transfer of land rights at the Land Agency.
“Our team here has reported this case to the DIY regional police under police report number LP/B/411/VII/2026/SPKT/Polda Daerah Istimewa Yogyakarta dated 6 July 2026,” Hengky said.
“(When did the transfer of certificate rights occur) That is exactly why we will be sending a letter to the land office; regarding that process, we will request something like opening the land deed files, the records, that’s right,” he explained.
Asked for confirmation about the report, the head of the public information sub-division of the DIY regional police public relations division, AKBP Verena SW, confirmed that the report exists.
“It is true that a police report was made for this case on 6 July 2026, and it is currently still under investigation by the Criminal Investigation Directorate of the DIY regional police,” Verena said when contacted today.
