Heirs Reveal How Komaridin's Land Certificates Were Transferred and Used as Bank Collateral

The land certificates belonging to the late Komaridin in Maguwoharjo and Wedomartani, Sleman, were suddenly transferred to another name and used as bank collateral. The heirs, who claim they were unaware of the matter, were shocked when they received a first warning letter from the bank. Komaridin’s widow, Lanjarsari, haltingly recalled the beginning of the problem. It started in 2011, when Komaridin and his wife were visited by a man with the initials PW. PW borrowed Komaridin’s certificates under the pretext of a share investment business. ‘We met him at home. He came to my house,’ Lanjarsari explained when met at the PBKH Atma Jaya Jogja office on Monday (13/7). ‘He said it was for a business. Just borrowing, only for a short while, he said he would return it,’ she revealed. PW, according to Lanjarsari, also promised to give a profit of Rp 400,000 per month. The promise was kept by PW, but only for a few months. ‘Yes, but it hasn’t been given now. How many times, about 15 times, more or less. Until now it hasn’t been given,’ Lanjarsari said. ‘Not a neighbour, not a relative, not a friend. Why did we trust him? I don’t know. He just borrowed it, and said it was only for a short time,’ she continued. Lanjarsari repeatedly tried to ask PW to return the certificates. But according to her, PW always made excuses. ‘I went to his house to ask for the certificates, but he didn’t give them. He said tomorrow, tomorrow, tomorrow. Then next year, he still didn’t give them,’ Lanjarsari said. Then on 7 May 2024, Lanjarsari suddenly received a first warning letter from a bank stating that her two land certificates had become collateral. The two certificates had also changed ownership to the name of the man with the initials PW. In fact, Lanjarsari and her four children claim they never made or signed any agreement regarding the two plots of land. They also did not know about the process of transferring the rights to the two plots of land. Moreover, on the two plots of land stand the houses they live in with their four children. ‘I was shocked. Why was it sold? I never sold it. That is inherited land,’ Lanjarsari explained. Lanjarsari’s second daughter, Nuriyah (48), added that the children of the late Komaridin did not know that the two land certificates belonging to their parents had been lent out. Everything was revealed when the bank sent the first warning letter. ‘Yes, we found out that the certificates had been transferred when the bank came to the house, informing us, confirming whether it was true that the land had been used as collateral,’ Nuriyah explained. As previously reported, the certificates belonging to Sleman resident Komaridin were suddenly transferred and used as collateral at a bank. Following this incident, Komaridin’s heirs sought assistance from the Centre for Legal Aid and Consultation (PBKH) at the Faculty of Law, Atma Jaya University Yogyakarta (UAJY), to help investigate the case. The head of the PBKH UAJY legal team, Hengky Widhi Antoro, explained that the legal team had taken legal action by reporting the case to the Yogyakarta Regional Police on 6 July 2026. The results of the police report are being used by the legal team to trace the process of the land rights transfer at the Land Office. ‘We, with the team, have reported this case to the Yogyakarta Regional Police with police report number LP/B/411/VII/2026/SPKT/Yogyakarta Regional Police dated 6 July 2026,’ Hengky stated. ‘Regarding when the certificate rights were transferred, we will send a letter to the land office. In relation to that process, we will request to open the file, that’s correct,’ he explained. When asked for confirmation regarding the report, the Head of Public Information Subdivision of the Yogyakarta Regional Police Public Relations Division, AKBP Verena SW, confirmed the report. ‘It is true that the case has been reported with a police report dated 6 July 2026 and is currently under investigation by the Criminal Investigation Directorate of the Yogyakarta Regional Police,’ Verena explained when contacted today.
