Half of Citraland apartments has already been sold
JAKARTA (JP): Citraland Regency, a posh 24-story apartment project owned by PT Citraland Liang Court on Jl. Dr. Satrio in Central Jakarta, has already sold 50 percent of its units, an executive said yesterday.
The company's president, Candra Ciputra, said that 72 of its 142 apartment units were already bought by local people and he was optimistic that the remaining 70 units would be sold by their completion in Nov. 1995.
"The demand for luxury apartments in Jakarta will remain high, especially for the ones that are located in a strategic area and that offer first class facilities," Candra said at the inauguration of the apartment's show unit near the project location.
Trevor Peach of Colliers Jardine Indonesia, a property consultant firm, said over the weekend there are over 40,000 well-off couples interested in buying apartment units near their offices.
Peach said that about 15 million people are projected to live in Jakarta by the year 2005 and it will be impossible to have houses outside of the city for traffic-related reasons.
Candra said that the project, which is 51 percent owned by PT Ciputra Development and 49 percent by Liang Court Holdings of Singapore, will be built with an investment of US$85 million.
He said that the selling prices of the units range from $300,000 for a 120-square-meter standard apartment to $1.7 million for a 704-square-meter penthouse.
According to Candra, the apartment will have two 24-story towers. The first tower will have 142 units, of which all are for sale, while the second one will have 163 units for rent only.
The tower with units for sale consists of 76 units with two bedrooms, 59 units with three bedrooms and seven penthouses with five bedrooms.
The towers' interior is being designed by Cadiz Design Group of Singapore with the assistance of an Indonesian design firm, Grahacipta Hadiprana.
Responding to a question concerning the construction licenses, Candra said that the company has obtained all the required documents including the principle permit of land use (SIPPT), the building permit (IMB) and also presidential approval.
Candra said that the 1.1-hectare apartment project is part of a 13.5-hectare superblock named CitraLand Golden Triangle, a complex which will consist of office towers, hotels, shopping centers and recreational spots. The complex is also owned by Ciputra Development. (mas)
