Project Manager of CitraLand Tegal, Yusuf Fakhrudin, stated that consumers are becoming more selective in choosing their homes. Strategic location, area quality, comprehensive facilities, and long-term investment value are key factors in purchasing decisions.

One product gaining significant market attention is the Brandella Cluster, which features a modern minimalist concept focusing on comfort, aesthetics, and functional space. Several home types in the Brandella Cluster are implementing energy-efficient and eco-friendly green building concepts. ‘Green building concepts are gaining attention among modern society,’ said Yusuf on Thursday, May 28.

Alongside modern and elegant facade designs, the cluster offers an exclusive environment with wide roads, green areas, and promising investment value. The Brandella Cluster was launched in late 2024 and is now in its second year of sales. Initially developed on approximately three hectares of land, the area plans to build around 160 residential units.

Eight home types are currently available: Rochelia, Pachelia, Cordia, Liora, Ellisia, Elora, Azolla, and Vallora. Some types, including Rochelia, Pachelia, Cordia, Liora, and Ellisia, have already sold out. Meanwhile, the latest models, Azolla and Vallora, launched in May 2026, have received strong market response despite limited units. Prices range from Rp1.4 billion to Rp2.1 billion.

Market response to the Brandella Cluster has been highly positive, with year-to-date sales reaching approximately 80% of the company’s target. The target market is diverse, including young established families, professionals, entrepreneurs, and property investors. Many buyers are upgrading to premium, more comfortable, and exclusive residential areas.

‘Consumers are not just buying homes but also the quality of the environment, comfort, security, and long-term investment value,’ explained Yusuf. Buyers hail from various backgrounds, including entrepreneurs, civil servants, professionals, and out-of-town investors.

This, Yusuf added, indicates that housing demand and property investment interest remain strong. ‘Tegal’s housing market continues to move positively, especially in the mid to premium segments. Housing needs and property investment interest remain high,’ he stated.

Yusuf explained that Tegal’s stable property market is driven by various factors, including rising housing demand, growing young families, and established individuals seeking new homes. Additionally, city infrastructure development and strategic housing locations are key attractions for consumers. ‘Property remains considered a relatively safe and stable investment instrument,’ Yusuf said.

Amid national economic conditions affecting purchasing power, CitraLand Tegal’s sales in early 2026 increased compared to the same period last year. According to Yusuf, high market interest is evident in positive responses to new products, particularly clusters offering modern concepts with premium environments.

‘We are grateful that early 2026 sales grew by around 30% compared to early 2025,’ he said. He added that the growth is due to the developer’s national reputation in Indonesia’s property industry, along with building quality, consistent area development, and strategic locations, which continue to attract consumers.

Demand for commercial properties in the area remains high. Yusuf noted that almost every potential buyer inquires about shophouse availability. This is due to the thriving commercial area, which hosts various businesses such as beauty clinics, cafes, food outlets, offices, and retail services. However, all shophouse units in the area have been sold out since 2022.

To enhance resident comfort, ongoing development of the area and supporting facilities continues. Available amenities include 24-hour security, access card systems, thematic parks, outdoor fitness areas, commercial I-Walk zones, and places of worship. A sports centre is set to be added soon, while house construction in the Brandella Cluster continues steadily.
