Green Building Concept Cuts Energy Costs by Up to 30%
Inner City Management (ICM), Indonesia’s largest apartment management consultant, is accelerating the adoption of green building concepts across its property portfolio. The move prioritises environmental sustainability and has proven effective in reducing energy use and operating costs by over 30%.
ICM currently acts as the manager for more than 35 apartment complexes nationwide, in addition to serving as management consultant for several landed housing developments and trade malls.
Krisdiarto Adipranoto, Chief Operating Officer of ICM, explains that optimising technology is the key to efficiency, especially in older buildings. One concrete step has been to modernise lighting systems and deploy automation. “This combination makes energy use more efficient,” he says. He cites the switch to LED lighting across managed estates as extending the life of electrical equipment. Furthermore, installing motion sensors and light sensors ensures electricity is used only when truly needed.
In the long term, ICM regards its digitisation and automation programme as not merely pursuing financial efficiency but also as a tool to change tenants’ behaviour. “This step also helps cultivate a mindset among tenants to help protect the environment, save energy, and care more about sustainability issues,” Krisdiarto emphasises.
To maximise the programme, ICM conducts widespread outreach in public areas of the apartments. Education on energy-saving lifestyles is delivered via lift-information screens, strategic points frequented by residents, and the use of a paging system. “For us, sustainability can only truly be realised with participation from residents and by making it part of daily life. We want to create an environment where sustainability becomes a habit in everyday life,” adds Krisdiarto.
In addition to in-building energy efficiency, ICM also requires green open spaces (RTH) in every property it manages. These spaces function as the district’s lungs to maintain air quality and as a social interaction hub for residents. “An ideal dwelling should provide room for personal growth and community belonging. We want to balance comfort, sustainability, and connection among residents,” Krisdiarto explains.
Several major apartment complexes across different cities have adopted these green-building standards. In Jakarta, the concept has been implemented at Kalibata City, Gading Mediterania Residences, and Green Bay Pluit. Beyond the capital, similar concepts have been applied to Podomoro City Deli Apartments in Medan and Parahyangan Residences in Bandung.
The Indonesia Sustainability 360 Forum 2026 officially opened, linking policy, business, and innovation for the transformation of the green economy. Throughout 2025, the company continued realising its sustainability commitments through data-driven approaches across ESG agendas. These initiatives are part of a long-standing corporate responsibility framework established since 2022.
In addition to reducing organic waste, eco-enzyme also helps improve water quality and reduce odour in drainage channels. As ESG implementation grows in complexity, the company faces challenges in prioritising impact, organisational readiness, and funding.
