PT Kereta Api Indonesia (Persero) is positioning the development of Gambir Station as a key part of its asset optimisation strategy in Central Jakarta. The redevelopment focuses on hospitality, offering services that provide comfort to customers, and leisure, providing spaces for dining, shopping, waiting, resting, enjoying public areas, and continuing activities in the surrounding Monas area. The development aims to make the station space more productive and deliver broader benefits. The asset, located in the heart of Jakarta, is being managed to support customer services, open up space for tenants, strengthen economic activity, and create direct and supporting job opportunities. KAI Vice President of Corporate Communication Anne Purba stated that Gambir holds a strategic position due to its proximity to Monas, government districts, offices, hotels, public spaces, and connecting transport links. Currently, based on 2026 tenant data, 132 commercial areas or points have been rented at Gambir, consisting of 67 enclosed spaces and 65 open spaces. Tenants include culinary outlets, coffee shops, minimarkets, retailers, souvenir shops, bookstores, lounges, lockers, transit hotels, pods, ATMs, vending machines, parking, outdoor media, and travel support services. Customer volume data shows strong mobility, with the station serving 5,759,494 passengers in 2022, rising to 6,530,778 in 2023, and recording 6,105,784 passengers in 2025, averaging around 16,700 passengers per day. In the first half of 2026, Gambir served 3,227,508 passengers. Anne Purba explained that this customer flow requires adequate supporting facilities, including comfortable waiting areas, food and beverage options, travel retail, information services, onward transport access, and family-friendly public spaces. The existing ecosystem of 67 active outlets is estimated to support 134 to 201 direct tenant workers, excluding cleaning, security, technical, parking, transit hotel, lounge management, logistics, and food and beverage supply staff. A business optimisation and visioning study envisions ‘New Gambir’ as a Modern Station & Lifestyle Hub. The study includes plans for retail, culinary, lounge, hotel, rooftop park, public spaces, and meeting and event facilities. The planned new retail facilities have a net leasable area of approximately 15,479 square metres, while hotel and meeting room facilities cover around 3,756 square metres. If development proceeds as planned, the new retail area could accommodate around 220 to 310 small and medium-sized business units, potentially creating 440 to 930 direct tenant jobs. Including supporting roles such as cleaning, security, building technicians, parking management, customer service, park and rooftop management, loading, logistics, and waste management, the full operational phase could generate approximately 500 to 1,000 direct and supporting job opportunities. Anne Purba added that the Gambir development is part of strengthening Non-Fare Box revenue, allowing the station to provide better customer service while enhancing the economic value of the company’s assets.
