From Project Progress to Land Legality, Property Developers Urged to be More Transparent with Consumers

Property developers in the country are being encouraged to be more transparent with their consumers, particularly regarding the progress of marketed projects and land legality issues.

This follows the experiences of hundreds of consumers of the Alfarez Residence 5 and Tahfidz Land housing projects in Bandung, West Java, who have questioned the clarity of construction progress and the legal status of the projects. Despite claims that the projects have been underway for approximately six years, there has been no significant development observed on the ground.

This concern was expressed by a consumer named Anggara, noting that the project site remains empty land and has not shown the construction progress promised during the marketing phase. “We do not want to cause trouble. We want a resolution. After waiting for years, consumers need certainty, not just promises,” Anggara stated on Friday, 18 September 2026.

Consumers are urging developers and management to provide open explanations regarding the project status, the obstacles faced, land legality, construction progress, and a definitive completion timeline. In addition to physical construction, consumers are highlighting the importance of legal aspects and information transparency. They are requesting that land status, legality documents, permits, and development plans be disclosed openly to avoid uncertainty and conflicting information.

Furthermore, the Sharia concept used in the project’s marketing has also become a point of concern. Consumers hope that Sharia values are not merely a marketing identity but are implemented in project management through the principles of trustworthiness, transparency, honesty, and responsibility.

Consumer anxiety has increased further as previously available communication channels are reportedly no longer accessible. Consequently, consumers claim difficulty in obtaining information and are requesting direct explanations from the developers. Consumers are calling on those with authority and responsibility over the project to clarify several crucial matters, including land status and legality, current construction progress, the use of consumer funds in accordance with agreement documents, and the obstacles causing construction delays.
