Four Strategies for Gen-Z to Secure Their First Home
Owning a first home is a significant financial milestone and dream for the younger generation, or Gen-Z. However, amidst the allocation for daily needs, emergency funds, and lifestyle expenses, this dream is often met with concerns regarding financial readiness and instalment schemes.
There are several strategic steps that first-time homebuyers should consider. BCA Director Harypend T. Budiman, in a written statement on Thursday (17/09/2026), revealed several steps that prospective consumers can take.
- Measure real instalment capacity through digital simulations
A crucial first step is calculating the instalment ratio against monthly income. According to Haryanto, BCA facilitates prospective homebuyers through the digital platform rumahsaya.bca.co.id. Customers can input their income levels to determine their maximum proportional instalment capacity, while simultaneously exploring housing catalogues from various trusted developers.
- Predictable interest schemes (Planned Fixed)
For the younger generation, mortgage facilities with tenures of up to 25 years featuring a ‘Planned Fixed’ interest scheme are an option. This scheme provides measurable and planned interest certainty with gradual interest adjustments.
- Consult on financing before making a decision
Customers can also undergo mortgage consultations before submitting an application. Seek direct assistance ranging from the financial ratio calculation stage and selecting the right interest scheme to managing administrative documents to ensure a transparent credit process.
- Maintain balance in cash flow and long-term financial posture
The decision to buy a house is not merely about the speed of acquiring an asset, but about ensuring instalments continue to run smoothly alongside one’s career progression. With proper financial planning and the selection of appropriate instalment schemes, house payments will not disrupt daily operational funds, emergency savings, or other investment plans.
Haryanto stated that strategic Mortgage (KPR) steps can be accessed during the BCA Expo 2026 event at ICE BSD City, Tangerang.
According to him, the BCA Expo 2026 is part of the company’s commitment to assisting customers in realising their dream homes in a planned manner, while supporting economic growth in Indonesia.
“Through the BCA Expo, we want to support credit growth in the property and motor vehicle sectors. For mortgages, we are offering special interest rates starting from 1.23% eff. p.a. fixed for one year. We are also launching a new mortgage programme called ‘Fixed Terencana’ so that our customers’ instalment payments can be planned without worrying about dynamic interest rate conditions,” said Haryanto.
The BCA Expo 2026 momentum, which is held offline in seven major cities and online until 31 October 2026, can be utilised by customers to reduce costs.
