PT Mitra Sinergi Development is expanding its property market penetration in Jakarta’s supporting areas by launching The Brawijaya Serpong. This residential project, located in Ciater, South Tangerang, adopts a classic European architectural style, a design strategy usually dominating the premium segment, but now presented to target end-users with competitive prices. Standing on a 1.7-hectare plot, the project includes 175 units comprising 172 residential houses and 3 shop-houses. The President Director of PT Mitra Sinergi Development, Zufri Andi Surya, explained that the project stems from an analysis of purchasing power gaps in the luxury-designed home segment. “So far, houses with a classic European style have been synonymous with high prices and limited segments. We see an unmet need, namely consumers who want a luxurious appearance but still rational in terms of price,” said Zufri on Saturday (25/4/2026). He emphasised that the choice of classic concept is not merely chasing aesthetics, but an effort to build product identity to compete in the increasingly dense Serpong corridor. Geographically, Ciater is a strategic area as it serves as a development pocket bordering directly with BSD City. Accessibility is a key point, about 10 minutes from the Ciater toll gate and connected to the KRL Commuter Line network via Rawa Buntu Station. “Serpong, especially Ciater and BSD, is currently developing very rapidly. Infrastructure is mature, facilities are complete, and access to Jakarta is increasingly easy. This is what makes this area remain a magnet for buyers,” said Mario. Facing consumers’ critical stance on construction certainty, the developer implements a 100% buy-back guarantee scheme. This guarantee applies if the unit is not built or not handed over according to the contract commitments. This strategy is expected to accelerate unit absorption. With a revenue target of Rp 200 billion, the developer projects all units to be sold out within 24 months. Currently, several sold units have entered the construction phase to meet the handover schedule.
