Expansion of Serpong Area Drives New Business Opportunities in Park Serpong
The growth of the Tangerang area, particularly in the Serpong corridor and its surroundings, continues to show positive trends alongside increasing demand for housing and new economic activities. Strengthening infrastructure, accessibility, as well as the presence of commercial and educational facilities, make this region increasingly popular, both as a place to live and an investment destination.
In this context, Park Serpong is part of the expansion of the area towards western Tangerang. As the number of residents increases and activities within the area grow, Park Serpong is developing into a more vibrant community. This situation opens opportunities for various types of businesses, from culinary, services, to retail that serve the daily needs of residents.
Strengthening the area’s connectivity is also a key factor in driving this growth. Currently, Park Serpong is supported by two new accesses, namely connections to Gading Serpong via Symphonia/Danau Melody and access to Jalan Diklat Pemda leading to Curug–Karawaci. The presence of these accesses not only shortens travel time to activity centres but also provides alternative routes to reduce congestion in the surrounding areas, while potentially increasing property values within the area.
Looking at this development, LippoLand introduces THE HIVE TERAZA @ ParkHills Boulevard and SOHO TREETOPS @ ParkView Drive as two new commercial products in the Park Serpong area. Both are designed to meet the needs for flexible business spaces amid the increasingly dynamic area growth.
THE HIVE TERAZA @ ParkHills Boulevard is located in the loop commercial area of ParkHills Boulevard, which is one of the main business activity centres in the area with high traffic potential due to its strategic location on routes passed by residents and visitors. This product comes in two types, namely type 4.5 and type 5, with a modern building concept that emphasises functional flexibility.
One of its standout features is the triple key concept, which allows one unit to be used for multiple functions simultaneously, such as business on the ground floor and separate spaces on the upper floor. The unit is also equipped with an alfresco area on the first floor suitable for open-space culinary businesses, as well as a roof terrace on the third floor that can be used as an additional area for customers. THE HIVE TERAZA @ ParkHills Boulevard is offered starting from Rp1.39 billion.
Meanwhile, SOHO TREETOPS @ ParkView Drive is located strategically right at the entrance to the Hillsdale cluster, thus having high visibility as the main entry and exit route to the area.
Adopting the Small Office Home Office (SOHO) concept, this product is designed to accommodate business needs as well as work or living space in one unit. SOHO TREETOPS @ ParkView Drive is equipped with an alfresco area on the first floor, as well as options for upper-floor space configurations in the form of void or full building, providing flexibility in space arrangement.
In addition, its design supports the multiple key concept that allows for more optimal division of space functions. This product is available in two types, namely type 3.3 and type 3.6, with prices starting from Rp888 million.
For reservations, the booking fee for THE HIVE TERAZA @ ParkHills Boulevard starts from Rp10 million for regular and Rp15 million for the fastlane route. Meanwhile, SOHO TREETOPS @ ParkView Drive can be booked with a booking fee of Rp20 million.
CEO of LippoLand, David Iman Santosa, stated that the development of these commercial products is part of the company’s strategy in building an integrated area that functions not only as housing but also supports economic activities.
“Park Serpong is designed as a dynamic, inclusive city that is relevant to various segments of society. The presence of THE HIVE TERAZA @ ParkHills Boulevard and SOHO TREETOPS @ ParkView Drive is part of our efforts to provide quality commercial products with attractive designs and very competitive prices,” he said.
In addition to commercial development, LippoLand continues to strengthen area facilities to support residents’ lifestyles (CityZen). Together with the Pelita Harapan Education Foundation (YPPH), the company has launched Lentera National – Park Serpong, a K–12 school scheduled to start operating in July 2026. This school is designed to accommodate up to 1,500 students and will be developed in three phases, equipped with facilities such as modern classrooms, science and computer laboratories, arts and sports facilities, as well as worship and community spaces.
On the other hand, residents’ lifestyle needs are also supported by the presence of Park Serpong Beach Club, fmx minimarket, and various upcoming culinary tenants, including Nasi Kapau Pangeran Mudo, Solaria, and others.
By the end of 2025, more than 12,000 housing units in Park Serpong have been sold. This figure reflects the high interest from the public in the area, while strengthening the potential for economic activity growth and new business opportunities within it.
