Developer Asserts Legality of Harmoni Primavera HGB Can Be Verified
The disclosure of corruption within the Ministry of ATR/BPN must serve as a gateway to uncovering broader land-related issues.
PT Bangun Trikarya Cemerlang, the developer of the Harmoni Primavera housing estate in Klapanunggal, Bogor Regency, West Java, has asserted that the legality of the project’s Building Use Rights (HGB) certificates can be verified through the relevant government agencies.
Yosua Rachmat, Manager of PT Bangun Trikarya Cemerlang, stated that the entire development process of Harmoni Primavera is conducted based on official documents and adheres to applicable administrative and legal regulations. He noted that coordination and administrative verification are carried out through institutional channels with the authorised authorities, asserting that the HGB status for the Harmoni Primavera development is clear.
“This is proven by the ongoing cooperation with banks providing Home Ownership Kredit (KPR) financing. As is well known, when entering into partnerships with developers, banks ensure that all legality and permits are clear and clean. This is in accordance with the banking principle of prudence,” Yosua said on Friday (18/9).
Yosua added that prospective consumers can also conduct independent checks to ensure the legality of the project’s certificates and permits. Such checks can be performed through official government channels or by visiting the ATR/BPN office and the Bogor Regency Land Office directly, in accordance with established procedures.
“The certainty regarding the legality of the Harmoni Primavera HGB certificates can easily be verified through official websites or by visiting the ATR/BPN and Bogor Regency Land Office directly, following the applicable procedures,” he said.
He further noted that the developer provides access to information for prospective consumers seeking details regarding the project through official channels. Consumers are also advised to examine documents and administrative processes before proceeding with any transactions.
According to Yosua, purchasing a home is a long-term decision, meaning consumers must consider several aspects, including financial capability, location, house condition, as well as legality and ownership documents.
“We always advise prospective consumers to conduct site surveys, obtain information from the developer’s official channels, and understand all stages of the purchase before transacting,” he remarked.
Consumers can also request explanations regarding the documents and administrative processes related to the housing units they intend to purchase. This step is taken to ensure that the information obtained during the marketing process aligns with the relevant documents and regulations.
Yosua believes that transparency of information is a vital component in building consumer trust within the property sector. He noted that a house is not merely a short-term purchase, but an asset and a long-term residence.
“Ultimately, the decision to purchase a home remains with the consumer. However, the more complete the information obtained and the more thorough the inspection process, the better the foundation the public has before making a choice,” he concluded.
