Jakarta — Coordinating Minister for Infrastructure and Regional Development Agus Harimurti Yudhoyono (AHY) has stated that the development of housing based on Transit Oriented Development (TOD) is key to building modern cities whilst simultaneously expanding access to affordable housing amidst limited urban land.

AHY noted that many modern cities worldwide have adopted the TOD concept to integrate residential areas, economic activity centres, and public transport networks within a single interconnected area, particularly given global urbanisation trends showing that approximately 70 per cent of the world’s population is expected to live and conduct activities in urban areas.

“Moreover, it is predicted that 70 per cent of the world’s population, including Indonesia, will live and work and conduct activities in cities,” said AHY during the launch of housing development in support of the government’s 3 Million Homes Programme on land assets belonging to PT Kereta Api Indonesia at Manggarai Station in Jakarta on Monday.

According to him, this situation has made urban land increasingly limited, making vertical housing development the most realistic approach to meet people’s housing needs.

AHY also appreciated the role of PT Kereta Api Indonesia (KAI), which possesses strategic assets in various major cities with potential to be developed into integrated residential areas.

One such development is taking place at Manggarai Station, which will be built on approximately 2.2 hectares of land with two development blocks.

In the area, eight residential towers are planned with a total of approximately 2,200 units, aimed at serving the general public including low-income residents.
