Cibitung Property Market Remains Active, Houses Under Rp500 Million in Demand
Property market in the eastern Jakarta area, especially Cibitung, Bekasi Regency, has shown positive momentum throughout the first half of 2026. Amid global economic uncertainties due to the energy crisis and the intensifying Iran–US and Israel conflicts, demand for commercial housing priced under Rp500 million continues to rise.
This phenomenon is evident from the high level of interest in landed housing in the Zetira area developed by Harmoni Park Group in Cibitung, Bekasi, West Java, which is a subsidiary of Vista Land Group.
According to Ardian Hendra, General Manager of Harmoni Park Group, Cibitung is now regarded as one of the new property market epicentres in eastern Jakarta. The massive infrastructure growth, better tol access, and the need for housing for workers in the industrial area are the main factors driving demand for homes in the area.
This trend is also in line with projections for the landed housing market in Jabodetabek in 2026. Based on data from Leads Property, supply of landed houses is expected to continue rising with demand at around 11,000 to 12,000 units over the year. The middle-class home segment is still the backbone of the national property market.
Seeing the strong demand, Ardian said Harmoni Park Group is launching two new house types, Belvia and Aria, in Zetira, which is adjacent to Gran Harmoni Cibitung.
This commercial residential area is being developed with a sustainability development concept or sustainable development. The developer is promoting a healthier living environment with the use of environmentally friendly materials, a recycle hub, and modern supporting facilities, described as a future-ready housing concept.
‘In the last four months, demand for commercial housing priced under Rp500 million in the Zetira area has increased quite significantly,’ Ardian said during the Grand Launching Belvia & Aria, Zetira Area, some time ago.
According to Ardian, the strategic location is a major drawcard for the area. Zetira is only about five minutes from the Gabus toll access on the Cibitung-Cilincing stretch and connected to the Muktiwari and Sarimukti areas.
In addition, the area is equipped with a main road 14 metres wide with underground electrical cables, a one-gate system, CCTV, dedicated fibre-optic internet, and a community hub facility.
The architectural concept is also quite unique, adopting a Dutch classical style inspired by a visit by Queen Máxima of the Netherlands to the project recently. Zetira itself covers a 3-hectare area of commercial housing.
Currently, Harmoni Park Group is developing several other projects such as Harmoni Park Residence (Cileungsi), Harmoni Primavera (Cileungsi), Puri Harmoni Pasirmukti (Citeureup), and Harmoni Park Bekasi (Bekasi). Although a young player in the property industry, Harmoni Park Group has built around 3,300 housing units in the last five years on more than 40 hectares of land.
Some of its projects have even gone viral on social media and attracted attention from various quarters, including government officials. Harmoni Park Group has reportedly been visited by the Minister of Public Housing and Public Works (PKP) Maruarar Sirait, the Minister of Communications and Digital Meutya Viada Hafid, North Maluku Governor Sherly Tjoanda Laos, and Queen Maxima of the Netherlands.
Meanwhile, Zetira Area Project Manager Tantri said that to attract buyers, Harmoni Park Group is also offering a promotional programme titled Harmoni Spekta running until 20 June 2026.
Through the promo, buyers only need to pay a booking fee of Rp1 million with 0 percent down payment. In addition, there are instalment subsidies of Rp500 thousand for one year, exemption from 11 percent VAT, free internet for three months, and six months’ free IPL.
‘In the initial Zetira Area launch, we marketed four house types: Belvia (33/66), Aria (44/66), Freya (33/66), and Juna (30/66). Belvia and Aria are the newest types,’ Tantri said.
Tantri said Belvia is the favourite type marketed from around Rp400 million and is described as one of the most in-demand products. The house includes a rear enclosed area so it is ready to occupy with minimal additional renovations. The Aria type comes with a strategic position on the main road of the cluster and is priced at Rp450 million.
In the first phase, the developer marketed 19 ready-stock houses, and three units had been sold since the grand launch began. The main target market for this project is workers in the MM2100 industrial area and consumers from East and North Jakarta seeking affordable housing with increasingly easy transport access.
In addition to internal facilities, Zetira Area is also being equipped with commercial facilities such as a minimarket and a culinary hub to support residents’ comfort. (E-4)
