Checking Land Status Using Notary PPAT Services
Before purchasing land, the public is advised not to merely check the certificate presented by the seller. A crucial step is to verify the legal status of the land to ensure there are no disputes, blocks, seizures, or other land-related issues. So, do notary offices provide land status verification services? Legal practitioner Adyanisa Septya Yuslandari, S.H., M.Kn, explained that notaries, particularly those serving as Land Deed Makers (PPAT), can assist in verifying land status before a sale transaction takes place. This check is conducted through land offices or the National Land Agency (BPN) to confirm that the data on the certificate matches the official records stored in land administration. Through this process, notaries or PPATs can determine if the certificate is valid, blocked, subject to dispute, under seizure, or has other legal records that buyers should be aware of. ‘You can also use Notary PPAT services for due diligence,’ Adyanisa stated when contacted on Monday, 1 June 2026. Land status verification is a standard step before drafting the Sale and Purchase Deed (AJB). This step aims to provide legal certainty for transacting parties while minimising the risk of future disputes. Through checks conducted by notaries or PPATs, potential buyers can identify issues with the land early on. For example, the land may be involved in court cases, have a blocked certificate, overlapping land data, or even indications of duplicate certificates. Such findings can help buyers decide whether to proceed or delay the transaction until the land’s status is clear. Adyanisa added that even if the seller holds a Certificate of Land Ownership (SHM), it does not guarantee the land will remain dispute-free in the future. ‘So it’s not just about ’having a certificate’; the legality and history must also be clear,’ she said.
