Central Java’s potential for property investment is linked to its growing manufacturing industry, infrastructure, and supply chains.
Property investment prospects will rely on infrastructure, economic corridors, industrial ecosystems, and asset suitability. This could make Central Java a property investment destination.
RRI.CO.ID, Jakarta - Property investment opportunities in Indonesia are expanding beyond Jakarta, driven by infrastructure development, manufacturing diversification, government policy support, and growing demand for digital infrastructure.
According to JLL’s report, Planning for a Multipolar World: Real Estate Strategies Across Southeast Asia in 2026 and Beyond, three major opportunities are emerging in Indonesia’s property market: manufacturing diversification, data center and digital infrastructure development, and building optimization and repurposing.
In the industrial and logistics sector, supply chain diversification and stronger connectivity between economic corridors are creating opportunities for industrial estate development, institutional investment, and business relocations and expansion.
Central Java, particularly Batang, Kendal, and Semarang, is seen as one of the regions with strong growth potential, supported by infrastructure development and rising manufacturing activity.
Meanwhile, growing adoption of artificial intelligence (AI), cloud computing, and domestic data storage is increasing demand for data centers and opening investment opportunities in alternative assets in strategic areas.
Opportunities are also emerging from optimizing aging office and retail properties, particularly in Jakarta, as changing market needs push asset owners to upgrade facilities or repurpose buildings.
JLL also highlighted infrastructure development’s role in expanding economic activity beyond Indonesia’s traditional economic centers. Projects such as the second phase of the Jakarta MRT, the planned extension of the high-speed rail network, and the development of Patimban Port are expected to strengthen interregional connectivity and support industrial growth.
JLL Southeast Asia Country CEO Michael Glancy said business activity remains concentrated in several major economic centers, but decentralization policies, infrastructure development, and land availability are creating new growth opportunities.
According to him, these developments require closer attention as workspace requirements, business locations, and economic corridors continue to evolve across Southeast Asia.
From the occupier’s perspective, JLL said location decisions increasingly need to consider connectivity to economic corridors, operational requirements, workplace quality, and environmental, social, and governance (ESG) standards.
JLL Head of Research & Advisory for Southeast Asia, Dr. Yang Liang Chua, said Indonesia remains an attractive destination for property investment, although investors are becoming increasingly selective regarding locations and asset classes.
“Going forward, success will be determined not only by exposure to the region as a whole, but also by investors’ ability to allocate capital appropriately to corridors, sectors, and asset strategies with the best prospects,” Yang said.
JLL expects Indonesia’s property sector to be increasingly influenced by infrastructure connectivity, economic corridors, industrial ecosystems, and the ability of assets to meet evolving market demand. ***
