JAKARTA, KOMPAS.com — PT Bank Tabungan Negara (Persero) Tbk, or BTN, is preparing a subsidised housing solution in the Manggarai Station area through the Subsidised Mortgage programme under the Housing Financing Liquidity Facility (FLPP). The Chief Executive Nixon L.P. Napitupulu said the project arose from the need to provide affordable housing in central Jakarta for young workers who have long lived in satellite towns. According to Nixon, transport costs for workers coming from outside Jakarta can account for 20-25 percent of monthly income. “We see many workers in Jakarta do not have housing in the city. Transportation costs can be 20 to 25 percent of income,” Nixon said at the signing of a memorandum of understanding between BTN with Badan Pusat Statistik, Pemerintah Provinsi DKI Jakarta, and PT Kereta Api Indonesia (Persero) at Menara 1 BTN, Jakarta, on Friday (22 May 2026). Currently, the number of Jabodetabek commuters has reached around 1.3 million people per day, while Manggarai Station is one of the busiest transport hubs with passenger traffic around 300,000 people per day. The area is connected with KRL, LRT, airport rail link, and long-distance trains. In the same event, Deputy Subsidized Mortgage Division BTN, Umi Hardinajati, said the government has changed the pricing scheme for subsidised housing so the public can obtain housing with more affordable credit. She added BTN is currently the largest distributor of the government FLPP programme. “So, friends, don’t be shy; shed that ego; what matters is you can own a strategically located home in the city centre,” she said. Umi explained the requirements to obtain the FLPP facility are relatively straightforward. Prospective buyers only need to meet a number of basic criteria, such as not having previously owned a home under their own name and not having previously received a housing subsidy. In addition, participants must have at least two years of employment and be at least 21 years old. “So what are the requirements? Easy, simply bring KTP, KK, NPWP, deed; if you are married, you should attach that as well,” Umi said. She added the government has also raised the maximum income threshold for FLPP recipients in the Jabodetabek area.
