BTN Lending Rises 11.2%, NPL Improves to 3%
Jakarta — PT Bank Tabungan Negara (Persero) Tbk (BBTN) recorded consolidated lending and financing of Rp418.11 trillion up to the first half of 2026. This figure represents an 11.2% year-on-year (yoy) increase compared to Rp376.11 trillion in the same period last year.
BTN’s loan growth was not solely supported by its core home financing business. The non-housing loan segment actually recorded the highest growth. Based on the company’s performance presentation on Thursday (16/7/2026), non-housing loans soared 46.1% yoy to Rp85.22 trillion, from Rp58.34 trillion in June 2025.
Meanwhile, housing loans remained the largest contributor at Rp332.88 trillion, up 4.8% compared to Rp317.77 trillion in the same period last year. Within the housing portfolio, subsidised mortgages (KPR subsidi) continued to be the main growth driver. Outstanding subsidised mortgages increased 8.1% yoy to Rp196.96 trillion from Rp182.17 trillion.
Additionally, BTN has disbursed Housing Programme Loans (KPP) amounting to Rp4.1 trillion since the product was launched at the end of October 2025.
President Director of BTN Nixon LP Napitupulu said the increase in non-housing loans came from financing expansion into various sectors, ranging from education, healthcare, government, and financial institutions to retail. The company is also expanding motor vehicle financing through cooperation with multifinance companies as part of its beyond mortgage strategy, while strengthening cross-selling to customers.
“The beyond mortgage strategy does not mean abandoning the core business of housing finance, but complementing it so that BTN customers can access credit from their productive years to retirement,” Nixon stated on Thursday (16/6/2026).
Meanwhile, the gross non-performing loan (NPL) ratio stood at 3%, improving from the June 2025 position of 3.3%. Over the same period, the loan at risk (LAR) ratio improved from 20.2% in June 2025 to 18.6% in June 2026.
To accelerate business diversification, BTN has also completed the first phase of acquiring a pension loan portfolio from PT Bank SMBC Indonesia Tbk worth approximately Rp12.6 trillion. The company will proceed with the second phase of the acquisition in the third quarter of 2026, valued at around Rp7.34 trillion.
Through this strategy, BTN aims to gradually increase the portion of non-housing loans to around 30% of the total loan portfolio within the next five years, so that the company’s business structure becomes more balanced and no longer overly dependent on housing finance.
