BTN Boosts Business Beyond Mortgages, Targeting 30% Non-Housing Credit Share
PT Bank Tabungan Negara (Persero) Tbk (BBTN) intends to raise its non-housing credit ratio to 30% of the company’s total financing portfolio by 2030 through a ‘beyond mortgage’ strategy.
Gradually, BBTN has been increasing this segment. As of June 2026, non-housing loans contributed 20.4% of total credit, up from 18% at the end of 2025.
Nevertheless, the President Director of BTN, Nixon L.P. Napitupulu, stated that the bank will not abandon its core competency, which is mortgage lending (KPR).
The non-housing segment is being intentionally boosted to strengthen BTN’s business model, enabling the creation of new growth sources that remain linked to the property ecosystem.
“BTN remains a bank focused on the housing sector. However, customer needs do not stop once they own a home. Through ‘Beyond Mortgage’, we want to be more widely present in our customers’ financial needs while entering new ecosystems that possess significant business potential,” Nixon said during the Public Exindo Live 2026 in Jakarta on Thursday (10/09/2026).
BTN is pursuing growth both organically and inorganically to accelerate this diversification. One method includes the selective acquisition of credit portfolios to expand the customer base and increase the contribution of non-housing businesses.
At the same time, BTN is developing an ecosystem-based business approach by expanding partnerships outside the housing sector. As of June 2026, BTN has collaborated with 59 local governments, 57 universities, and 26 hospitals across various regions in Indonesia. The company has also begun expanding its penetration into the tourism ecosystem by managing transactions involving merchants, culinary services, resorts, property, and tourist areas.
This strategy is supported by the development of the BTN digital ecosystem. As of June 2026, ‘balé by BTN’ has reached 4.3 million users, while ‘balé Korpora’ is used by approximately 25,700 users. The BTN ecosystem also encompasses more than 344,000 merchants, over 11,000 developers, and around 439,000 payroll accounts.
In addition to interest-based income, the ‘Beyond Mortgage’ expansion is also being directed towards increasing commission-based revenue sources. One example is bancassurance, which as of the first semester of 2026, generated non-interest income of Rp27.4 billion, equivalent to approximately 1.5% of BTN’s total fee-based income. The company is also developing exclusive bancassurance partnerships through its branch office network.
