BTN Awaiting BP Tapera Regulations to Execute 40-Year Mortgage Tenures
The President Director of PT Bank Tabungan Negara (Persero) Tbk (BBTN), Nixon L.P. Napituplant, has addressed the plans regarding the distribution of Home Ownership Loans (KPR) with tenures of up to 40 years. The bank is currently awaiting the official regulations from BP Tapera.
“Not yet, we are waiting for the implementing regulations from Tapera. Because the timeframes are different, there are usually Ministry of Housing regulations, but the implementation is handled by BP Tapera,” he stated when met at Menara BTN, Jakarta, on Friday (4/9/2026).
Nixon explained that as a housing credit distributor, the institution must comply with the implementing regulations of any related programme or policy.
“There are usually implementing regulations; what we are waiting for today is the implementing regulation from BP Tapera,” he said.
Nixon expressed optimism that longer tenures could alleviate monthly mortgage instalments for customers.
“The instalments will be lower. It makes it easier in the sense that instalments decrease, which in turn increases public purchasing power. This is actually one way to encourage purchasing power and make it lighter for the community to pay. That is my view,” he explained.
Nixon emphasised that the 40-year mortgage facility is intended for first-time homebuyers under the Housing Financing Liquidity Facility (FLPP) or subsidised housing programme.
“So, if you already have a house in your own name, you certainly cannot apply. This is intended for Indonesians who do not yet own a home,” he asserted.
