BTN and Rumah123 Strengthen Digital Property Ecosystem with Integrated Home Ownership Access
PT Bank Tabungan Negara (Persero) Tbk (BTN) has partnered with PT Web Marketing Indonesia (Rumah123) in a strategic collaboration to provide easier and more integrated access to housing for the Indonesian public. The partnership links property search services and financing access within a single digital ecosystem, enabling a more practical and guided home ownership process.
BTN President Director Nixon LP Napitupulu emphasised that the collaboration is a crucial step in strengthening Bale by BTN. “The integration of Rumah123 property listings into Bale by BTN will provide customers with much easier access to search for properties, check their mortgage (KPR) readiness, and obtain end-to-end financing services on one digital platform,” Nixon stated on Thursday, 18 June 2026.
He noted that shifting consumer behaviour is the main driver behind this digital transformation. The home-buying process no longer begins at a marketing gallery but starts from a smartphone screen. Data shows that 63.5% of home searches originate from Gen Z and Millennials aged 18–44, who are the primary drivers of property demand in Indonesia, with a combined population reaching 140.3 million, or nearly 49.3% of the total population.
As part of the collaboration, Rumah123 users can access a feature to check their BTN mortgage readiness and receive integrated assistance during the financing application process. Conversely, more than 4.8 million active Rumah123 listings, including auction assets and various housing options, can be accessed through Bale by BTN in a connected digital experience.
“We want to ensure that the process of owning a home becomes increasingly easy, fast, and comfortable. In fact, BTN mortgage debtors are now dominated by Gen Z and Millennials, accounting for 95.3%. This is strong evidence that the future of the housing finance industry is a digital future,” Nixon added.
