BTN Aims to Expand Non-Mortgage Loan Portion to 30 Per Cent by 2030

Bank Tabungan Negara (Persero) Tbk (BTN) is targeting its non-housing credit portion to reach approximately 30 per cent of total loans by 2030, up from 20.4 per cent as of June 2026 and 18.0 per cent at the end of 2025.

BTN President Director Nixon L.P. Napitupulu stated that the development of non-housing business does not mean BTN is abandoning its primary focus on the housing sector. Instead, the strategy is aimed at strengthening BTN’s business model by building new growth sources that remain linked to the company’s customer base and ecosystem.

“BTN remains a bank focused on the housing sector. However, customer needs do not stop once they own a home. Through ‘Beyond Mortgage’, we want to be more present in our customers’ financial needs while entering new ecosystems that possess significant business potential,” Nixon said during the Public Expose Live 2026 in Jakarta on Thursday (10/09/2026).

To accelerate this diversification, BTN is pursuing both organic and inorganic growth. One method includes the selective acquisition of credit portfolios to enlarge the customer base while increasing the contribution of non-housing business.

As of June 2026, BTN’s non-housing credit portion had increased to 20.4 per cent of total credit, and is projected to increase gradually towards 30 per cent by 2030. Simultaneously, BTN is developing an ecosystem-based business approach by expanding partnerships outside the housing sector.

By June 2026, BTN had partnered with 59 local governments, 57 universities, and 26 hospitals across various regions in Indonesia. The company has also begun expanding its penetration into the tourism ecosystem by managing transactions involving merchants, culinary services, resorts, property, and tourist areas.

“Ecosystems serve as a very important entry point. When BTN enters a local government, for example, the opportunities include not only institutional account management, but also payroll, mortgages, consumer credit for civil servants, treasury, and various other transactions. We are developing the same pattern in education, health, and tourism,” Nixon explained.

This strategy is supported by the development of BTN’s digital ecosystem. As of June 20ss, ‘balé by BTN’ has reached 4.3 million users, while ‘balé Korpora’ is used by approximately 25,700 users. BTN’s ecosystem also encompasses over 344,000 merchants, more than 11,000 developers, and around 439,000 payroll accounts.

In the healthcare sector, for instance, BTN provides a Healthcare Dashboard through ‘balé Korpora’ that helps hospital institutions monitor real-time performance, including doctor productivity and cash flow. Meanwhile, in the tourism sector, BTN provides integrated payment solutions, transactions, and financial services in several tourist destination areas.

In addition to interest-based income, the ‘Beyond Mortgage’ expansion is also being directed towards increasing commission-based revenue sources. One such example is bancassurance, which generated non-interest income of Rp27.4 billion in the first half of 2026, equivalent to approximately 1.5 per cent of BTN’s total fee-based income.

The company is also developing exclusive bancassurance partnerships through its branch network. Nixon explained that this business expansion will continue alongside the strengthening of the housing business, which remains BTN’s core competency.

Consequently, ‘Beyond Mortgage’ does not change BTN’s identity as a bank focused on the housing sector, but rather expands the company’s capacity to capture customers’ financial needs throughout their life cycle.
