BSD City's Special Economic Zone Status Boosts Apartment and Investment Prospects
The Special Economic Zone (KEK) status of BSD City is projected to boost the prospects of the property sector, particularly the demand for housing and apartment investments in the area. The development of the digital economy, research, education, health, and creative industry sectors is believed to increase the need for residential and business spaces in this satellite city of Jakarta.
Amid these prospects, Sky House BSD+ has launched Esplanade Tower as the final tower in its apartment development, located approximately 100 meters from AEON Mall BSD City. The launch follows the nearly 98 percent sales rate achieved by the previous six towers.
Head of Sales and Marketing for Sky House BSD+, Tan Aries Wijaya, stated that Esplanade Tower represents a final opportunity for the public and investors to own a unit in this strategic location. He noted that the transformation of BSD City into a Special Economic Zone strengthens the area’s appeal for companies, educational institutions, and health service centers.
Tan explained that the development is expected to drive housing demand and enhance property investment potential in the area. Based on the strong rental performance of previous towers, he estimates that studio units in Esplanade Tower could offer a return on investment (ROI) of around 9 percent per year.
Esplanade Tower features a mixed-use concept, offering apartment and SOHO units alongside a two-story retail area. The project is equipped with various supporting facilities, including a swimming pool, fitness center, sauna, meeting rooms, a video room, and a book bar.
The residential occupancy rate at Sky House BSD+ has already surpassed 80 percent, with more than 4,000 residents. Tan expressed optimism that Esplanade Tower will meet the demand for modern housing and provide long-term investment opportunities in the continually developing BSD City area, supported by its international-standard facilities.
