BRI Bandung RO introduces tiered mortgage rates starting at 4 percent
PT Bank Rakyat Indonesia (Persero) Tbk Regional Office (RO) 09 Bandung, West Java, has introduced a Home Ownership Credit (KPR) programme featuring a tiered interest rate scheme starting at 4 percent, aiming to keep home ownership affordable amid economic dynamics and rising interest rates. Regional Consumer Banking Head of BRI RO Bandung, Rindra Setyawan, stated that the programme is designed to provide customers with instalment certainty, thereby supporting long-term financial planning. “We understand the purchasing power challenges currently facing the public. Therefore, through this Tiered Interest Rate KPR programme, BRI provides cash flow certainty for customers from the beginning of the loan period, so they can plan their long-term finances without worrying about market interest rate fluctuations,” Rindra said in Bandung on Saturday. He explained that for a 15-year tenor, BRI offers a fixed rate of 4 percent for the first three years. The rate then becomes 8 percent for the fourth to sixth years, 9.5 percent for the seventh to tenth years, and 9.75 percent until the end of the credit period. Meanwhile, for a 20-year tenor, the fixed 4 percent rate applies for the first three years, then becomes 8.5 percent for the fourth to tenth years, and 9.75 percent until the 20th year. According to Rindra, this scheme provides the advantage of lighter instalments during the initial credit period, which can assist people who are just building their family finances or careers. In addition to commercial mortgages, BRI RO Bandung continues to disburse KPR through the Housing Financing Liquidity Facility (FLPP) scheme for low-income communities, with a fixed rate of 5 percent for up to 20 years, in support of the programme to provide three million homes. BRI is also strengthening mortgage distribution through partnerships with several property developers in the Greater Bandung area, including the Kota Baru Parahyangan, Podomoro Park, and Summarecon Bandung areas. As of the second quarter of 2026, BRI RO Bandung’s consumer banking portfolio recorded an outstanding value of Rp19.3 trillion. Of this amount, commercial mortgage financing contributed Rp3.8 trillion, or approximately 20 percent, while FLPP mortgages reached Rp555 billion, or about 3 percent. BRI is optimistic that this tiered KPR product innovation can drive growth in the property sector while expanding access for West Java residents to safe, comfortable, and affordable housing.
