The ATR/BPN Land Office of Sleman Regency has confirmed it could block the land certificates belonging to the late Komarudin in Maguwoharjo and Wedomartani, Sleman, which were suddenly transferred and are now serving as bank collateral. Acting Head of the Sleman Land Office, Dicky Zulkarnain, said that after the case came to light, his office immediately moved to secure the certificates to prevent any further changes until the case is fully resolved. Dicky stressed that the Sleman Land Office could block the two certificates belonging to Komaridin if there is a strong legal basis. “Yes, BPN can block the certificates if there is an application and that application complies with the regulations, we can do it,” Dicky said when met at the Sleman Land Office on Wednesday (15/7). “We do not want to speculate because this has already gone viral. For now, we are securing the documents. Later, even if an auction is to be held, there must first be an SKPT submitted here. If there are problems like this, they must be resolved first,” he explained. Dicky admitted that the Sleman Land Office has not yet received a summons from the police regarding this case. He also stated that neither Komaridin’s family nor their legal counsel have visited the Sleman Land Office. Despite the absence of a police summons, Dicky affirmed that his office is very open to cooperating with the authorities in handling this case. “As was previously reported, the complaint has been filed with the Regional Police. If any related data is needed, we are ready to support,” he said. Dicky added that his office immediately followed up as soon as the case became public, particularly by collecting the warkah documents, which are the official documents forming the legal basis and history of a certificate’s issuance. “There are indeed two certificates mentioned in the news, M 4481 for Maguwoharjo covering 471 square metres and M 11341 for Wedomartani covering 274 square metres,” Dicky explained. “And after we investigated, there was indeed a transfer. One transfer occurred in 2010 from Komarudin’s name to PW. Then the second one, M 11341, was transferred in 2011,” he continued. According to the warkah, Dicky said the transfer of ownership for the two certificates was recorded as a sale and purchase deed. He also confirmed that both certificates are now listed as bank collateral. “Yes, a sale and purchase. There is a deed of sale, yes, there is a deed of sale,” Dicky stated. “We have also traced it, and it is true that both certificates have a recorded mortgage,” he confirmed. However, aside from confirming the transfer of rights, Dicky was reluctant to disclose more detailed data, including the notary involved, the name of the bank, or the amount of the mortgage. “The mortgage for M 4481 was registered in 2017, and for M 11341 it was in 2015. Yes, both are under the name PW,” Dicky revealed. “We will disclose the details of the transfer documents when there is a police investigation. But for now, there are supporting documents for the transfer process,” he added. It was previously reported that the land certificates belonging to the late Komarudin in Maguwoharjo and Wedomartani, Sleman, had suddenly changed ownership and were being used as bank collateral. The heirs, who claimed to have no knowledge of the matter, were shocked when they received a first warning letter from the bank. Komaridin’s wife, Lanjarsari, haltingly recalled the beginning of the problem. It started in 2011 when she and her husband were visited at home by a man with the initials PW. PW borrowed the certificates under the pretext of a share investment business. “He said it was for business. Just borrowing it, he said it would only be for a short while and then he would return it,” she explained. PW also promised to give a profit of Rp 400,000 per month, a promise he kept for only a few months. “Yes, I was given Rp 400,000 per month, but I haven’t received it anymore. About 15 times, more or less. Until now, I haven’t received anything,” Lanjarsari said. “He’s not a neighbour, not a relative, not a friend. Why did I trust him? I don’t know. He just borrowed it, he said it was only for a short while,” she continued. Lanjarsari repeatedly tried to ask PW to return the certificates, but he always made excuses. “I went to his house to ask for the certificates back, but he didn’t give them. He kept saying tomorrow, tomorrow. Then next year, he still didn’t give them back,” she said. Then, on 7 May 2024, Lanjarsari suddenly received a first warning letter from a bank stating that both land certificates had been used as collateral and the ownership had been transferred to the man with the initials PW.
