Jakarta (ANTARA) - The Public Housing Savings Management Agency (BP Tapera) has revealed its strategy to increase the distribution of FLPP (Housing Financing Liquidity Facility) subsidized mortgages for the 2026 fiscal year.

BP Tapera Commissioner Heru Pudyo Nugroho stated that to catch up during the remaining three months of 2026, focus must be placed on securing support from various parties. He reported that the current FLPP distribution realisation has reached 160,070 units, or 45.73 per cent, consisting of 160,053 landed houses and 17 flats.

“Based on our data, there is a potential demand of 48,679 units. If this is achieved, the total achievement could reach 208,749 units,” Heru said in Jakarta on Monday.

Addressing the challenges of realisation, BP Tapera stated that it has mapped both supply (housing availability) and demand alongside its partners, noting a surplus in housing availability. This data is sourced from BP Tapera’s system, which integrates information from business players regarding plots, bookings, and ready stock.

In addition to this strategy, and in an effort to meet targets, BP Tapera is currently identifying potential debtors with fixed incomes, such as civil servants (ASN), private sector employees, and labourers with steady incomes, as they have a higher potential to pass bank verification processes.

Through the mapping of high-potential demand areas, funding commitments from distributing banks, and massive collaboration over the next three months, Heru stated that BP Tapera and its partners will exert maximum effort.

“From the supply side, we also see that ready stock reported by developers needs to be pursued, including flats, balanced with demand,” he said.

Heru noted that to optimise the end of 2026, there is a need to increase more intensive data collaboration between developer data, distributing banks, and data processed by BP Tapera, thereby reducing gaps and increasing realisation.

Discussing the comparison of FLPP achievements with the previous year, Heru also mentioned that on a month-on-month basis, this year’s achievement shows growth.

“The 2025 realisation was essentially driven by quota limitations in 2024. That realisation benefited from a carry-over from the previous year,” he added.
