Bandung City Administration Targets Construction of 800 Apartment Units in Sadang Serang
The Bandung City Administration, West Java, is targeting the construction of 800 apartment units in the Sadang Serang area as part of efforts to expand access to affordable housing for the public.
Bandung Mayor Muhammad Farhan stated that the apartment project is designed with a clear ownership scheme through a Building Rights (Hak Guna Bangunan/HGB) arrangement for 30 years, giving residents the opportunity to own their homes.
“The apartment units in Sadang Serang are primarily aimed at giving all residents the opportunity to own a place to live,” Farhan said in Bandung on Friday.
According to him, the concept of apartment units differs from rental apartments (rusunawa) because it provides ownership rights over individual apartment units. Regarding financing, the Bandung City Administration is currently seeking financial subsidy support to keep instalments affordable.
“The price will be arranged with financial subsidy assistance so that with instalments of approximately between IDR1.5 to IDR2 million per month, it can be fully paid and owned over 30 years,” Farhan said.
Currently, he stated, the project is in the stage of strengthening land status and spatial planning adjustments, whilst the financing scheme is awaiting design finalisation and central government funding support.
“At the moment, we are strengthening the status. We are also confirming the spatial planning. The financing calculations are still being worked out,” he said.
He added that technically, the construction of the building can be carried out relatively quickly, but spatial planning certainty is the primary concern because the Sadang Serang location falls within the North Bandung area, which has special regulations.
“It must be able to accommodate at least 800 units. The rest we will review later as it falls within the North Bandung area,” he said.
The Bandung City Administration has ensured that development will follow the provisions of building density coefficients, building floor area coefficients, and green area coefficients to align with environmental and spatial planning aspects.
