Array of Property Businesses Owned by the Djarum Group: Malls to Industrial Estates

In addition to its well-known involvement in the tobacco industry and banking, the Djarum Group also boasts a strong business portfolio in the property sector. Through various subsidiaries, the group is engaged in the development of commercial areas, hospitality, and strategic properties in city centres. Companies under the Djarum Group are largely managed through the investment holding company, PT Dwimuria Investama Andalan, which also serves as the majority shareholder of PT Bank Central Asia Tbk (BBCA). One key entity in the Djarum Group’s property sector is PT Cipta Karya Bumi Indah. The private company won the management tender for the Grand Indonesia area in 2004. The Grand Indonesia development project was part of the revitalisation efforts for the Hotel Indonesia area, which was subsequently developed into the Grand Indonesia Superblock. This area consists of three main elements: Grand Indonesia Shopping Town (mall), Hotel Indonesia Kempinski, and Menara BCA (office tower). It is worth noting that during the administration of President Megawati Soekarnoputri and State-Owned Enterprises Minister Laksamana Sukardi, the state-owned enterprise PT Hotel Indonesia Natour explored a cooperation contract with PT Cipta Karya Bumi Indah, a property subsidiary of the Djarum Group. PT Cipta Karya Bumi Indah initially emerged as the winner of the tender for managing Hotel Indonesia and executed a cooperation agreement with PT Hotel Indonesia Natour (Persero). Under the agreement scheme, PT Cipta Karya Bumi Indah constructed four assets, namely the five-star Kempinski hotel, the Grand Indonesia west mall shopping centre, east mall, and parking facilities. PT Cipta Karya Bumi Indah then proceeded with further development by constructing two additional high-rise buildings: Menara BCA and Apartemen Kempinski. Besides PT Cipta Karya Bumi Indah, the Djarum Group also oversees several other property companies. Some of these include PT Fajar Surya Perkasa, PT Nagaraja Lestari, PT Inti Karya Bumi Indah, and PT Graha Padma Internusa. The Djarum Group, through PT Dwimuria Investama Andalan, has also strengthened its portfolio in the property and industrial sectors by acquiring shares in PT Surya Semesta Internusa Tbk (SSIA). This company manages the Subang Smartpolitan industrial estate. As of July 2025, Dwimuria is recorded to have purchased SSIA shares worth hundreds of billions of rupiah, positioning it as the primary strategic investor. Then, in July 2025, Dwimuria took over SSIA’s treasury shares (buyback) amounting to 62.9 million shares valued at Rp169.4 billion, increasing its share ownership.
