BANDAR LAMPUNG, KOMPAS.com - Minister of Housing and Settlement Areas (PKP) Maruarar Sirait, or Ara, has tasked the Badan Pengelola Tabungan Perumahan Rakyat (BP Tapera) with beginning to draft regulations related to the subsidised home ownership loan (KPR) scheme with a tenure of up to 40 years.

This policy is being prepared as a follow-up to President Prabowo Subianto’s directives to lighten the instalment burden on the public.

“It’s definitely being prepared, I’ve directly tasked Mr Sid (Deputy Commissioner for Fund Utilisation at BP Tapera) to formulate it for 40 years. That’s it, we’ll have further meetings, inviting developers, banks, and prospective consumers,” Ara said after a tree-planting event in Kota Baru, Lampung, on Thursday (7/5/2026).

Ara stated that the government had previously extended the tenure of subsidised KPR from 20 years to 30 years.

However, following Prabowo’s directives, the government is now preparing new regulations so that the repayment period for subsidised housing can reach 40 years.

According to her, this policy aims to help the public by making the housing instalment burden lighter.

She emphasised that the policies implemented by the Ministry of PKP are part of the President’s vision.

Ara explained that the longer the repayment tenure, the smaller the monthly instalment amount will be.

She gave an example that instalments for subsidised housing with a 10-year tenure can reach around Rp 1.7 million per month, 15 years around Rp 1.4 million, and 20 years around Rp 1 million to Rp 1.1 million per month.

With a tenure of up to 40 years, subsidised housing instalments are estimated to be reduced to around Rp 800,000 to Rp 900,000 per month.

Ara added that the preparation of these regulations will involve various parties in the housing ecosystem, from developers and banks to prospective subsidised housing recipients, to ensure the policy can be implemented effectively.

In addition, the government has also requested the formation of an association for apartment residents and subsidised housing occupants as a forum for communication among the beneficiaries of the housing programme.
