PT Alam Sutera Realty Tbk (ASRI) is expanding its premium residential portfolio for the upper-middle economic segment with the launch of the newest AGNA type within The Gramercy cluster, located in the Alam Sutera area, Tangerang, Banten.

“The development of AGNA is part of the company’s efforts to align our residential products with the evolving needs of families,” said Alam Sutera Marketing Director Lilia S. Sukotjo in Jakarta on Friday.

According to her, the introduction of AGNA is part of the development strategy for The Gramercy, which targets the requirements of families in the upper-middle economic segment. The product offers larger building and land areas, as well as spatial flexibility to support various resident activities.

She added that The Gramercy is situated within the Green Tunnel corridor, one of the residential areas developed by Alam Sutera characterised by a green environment. The area is supported by access to the Jakarta-Tangerang Toll Road and proximity to commercial, educational, healthcare, and lifestyle facilities.

“Through this type, we want to present homes that are not only relevant for today but also capable of providing value and comfort for families in the future,” she said.

AGNA adopts the concept of ‘Redefining Bold and Vibrant Luxury Living’. The residence features a land area of 480 square metres and a building area of 574 square metres, adopting a modern-classic style with floor-to-ceiling glass to optimise natural lighting.

Meanwhile, an open-plan layout is applied to the living-dining area to create more flexible space. The residence includes five bedrooms, each equipped with an ensuite bathroom. The second floor features a private balcony and a multifunctional area that can be utilised as a family lounge, workspace, library, hobby room, or children’s play area.

Alam Sutera is also continuing to strengthen the facilities within The Gramercy. The Grand Clubhouse is targeted to begin operations in October 2026, featuring a semi-olympic swimming pool, a professional-grade indoor gym, a lounge, and a barbecue area.

Other supporting facilities include an outdoor gym, multi-court, children’s playground, green open space, and a 24-hour security system. The landscape area in the vicinity was designed by landscape architect Karl Princic.

The development of these new facilities and products follows the completion of the unit handover process to residents in 2025.

“The launch of this product simultaneously increases Alam Sutera’s premium property options amidst the ongoing development of residential and commercial areas,” she said.

Previously, PT Alam Sutera Realty Tbk (ASRI) set a marketing sales target of Rp2.8 trillion for 2026. From this target, the residential segment is expected to contribute Rp2.3 trillion, while Rp500 billion is expected to come from the commercial segment.

“PT ASRI is strengthening its residential portfolio through the launch of RYIL, the fifth cluster in the Sutera Rasuna area, Alam Sutera 2, Tangerang,” added Alam Sutera Group Marketing Director Lilia S. Sukotjo.
