Integration between housing, business centres, healthcare facilities, and education is an absolute requirement. The development of hospitals, schools, and commercial areas must proceed in line with the progress of toll road construction so that investments do not merely become property bubbles. “Market data shows that the availability of toll access can significantly boost property prices in a short time,” Chrissandy added. For investors, mid-2026 becomes a determining point. When the toll gate opens, accessibility from Jakarta or to Merak becomes shorter, which will automatically increase rental and purchase demand around that toll gate.
