3,784 MBR Housing Units to Be Built in Manggarai Area
The government, together with PT Kereta Api Indonesia (KAI), has officially commenced construction of 3,784 affordable housing units in the Transit Oriented Development (TOD) area of Manggarai, South Jakarta, on Friday (21/8). The project is intended for low-income communities (MBR) to provide decent housing that is directly integrated with the public transport network.
PT KAI’s President Director, Bobby Rasyidin, stated that the development on the company’s 2.2-hectare asset is a form of support for the 3 Million Homes Programme launched by President Prabowo Subianto. The project is divided into two main areas: Block F covering 1.5 hectares and Block G covering 0.7 hectares, with Right of Use-Right of Land Management (HP-HPL) status.
Block F is planned to comprise 2,508 housing units spread across five towers. The units available include type 36 (two bedrooms), type 45 (three bedrooms), and type 52 (three bedrooms). Meanwhile, Block G will have 1,276 units in three towers with options of studio type (28 m²), type 36, and type 45.
In addition to housing, the area will be equipped with 150 supporting retail units to bolster residents’ economic activity. Bobby is targeting completion of the physical construction of both blocks within the next 18 months.
“This momentum is an affirmation that strategic railway assets can be optimised responsibly to provide broad benefits for the community, while continuing to prioritise the safety of railway services,” said Bobby.
The development adopts three main principles: decent (meeting quality and comfort standards), affordable (in accordance with the government scheme for the target group), and sustainable (land efficiency and mass transport connectivity). The government has ensured that the housing governance will target people who genuinely meet the MBR qualifications.
The Chairman of the Housing Task Force, Hashim Djojohadikusumo, who attended the groundbreaking ceremony, praised KAI’s move. He described the 24-storey vertical project in the heart of the capital as an extraordinary achievement in addressing the challenge of providing decent housing for the people.
“After nearly two years of Prabowo Subianto as president, we can see the first vertical project, which we will be proud of — 24 storeys in the centre of the capital city of Jakarta,” Hashim emphasised.
