The demand for subsidised housing in the Jakarta, Bogor, Depok, Tangerang, and Bekasi (Greater Jakarta) region continues to rise. Among these areas, Bekasi is one of the regions with the highest demand for affordable housing, particularly among low-income households (MBR) working in industrial zones around the capital.

Ardian Hendra, General Manager of Vista Land Group, stated that the high demand for subsidised housing in Bekasi is inseparable from the region’s development as an industrial centre and residential area for workers. Many workers from the manufacturing, logistics, and service sectors are seeking affordable homes near their workplaces, he added.

“One of the projects we have successfully developed is Puri Harmoni Kertamukti in Cibitung, Bekasi. From a total of 1,344 units marketed beginning in 2020 on a 14.9-hectare site, currently fewer than 50 units remain,” said Ardian in Bekasi, West Java, on Friday (13 March).

He added that the high demand is driven by Bekasi’s position as one of the largest industrial growth centres near Jakarta, which absorbs significant numbers of workers. Given these conditions, the company is optimistic that all subsidised housing units at Puri Harmoni Kertamukti will be fully sold by the start of the second semester of this year.

Ardian stated that the remaining units represent a final opportunity for low-income households, particularly young families, to own homes in a developed area. In addition to an occupancy rate of approximately 90%, the area is considered to have several advantages, including a non-flood-prone environment, stable clean water availability, and proximity to main roads and public transport.

These conditions have made the housing complex highly desirable to workers from various sectors, including factory employees, courier workers, shop assistants, restaurant staff, security personnel, and minimarket workers in the Cibitung and Bekasi areas. Several facilities are available within the complex, including a mosque, playground, minimarket, kindergarten and early childhood education centres, motorcycle repair shops, restaurants, and sports fields.

With these facilities, Puri Harmoni Kertamukti has become an affordable housing option for low-income households seeking comfortable accommodation with easy access to centres of economic activity.

Ardian explained that demand for subsidised housing in the Bekasi region, particularly in the Cibitung area and surroundings, has continued to increase in recent years. Developers have noted quite high consumer interest in affordable housing that can be purchased through government subsidy programmes.

One product marketed by Vista Land Group is a subsidised 27/60 square-metre housing unit in the Puri Harmoni Kertamukti area priced at approximately Rp 185 million per unit through the Housing Finance Liquidity Facility (FLPP) scheme. The housing targets industrial workers employed in the Jababeka, MM2100, and Cibitung industrial zone areas. According to Ardian, the success of Vista Land Group’s subsidised housing projects in Bekasi demonstrates that demand for affordable housing in the region remains very substantial.

Several factors are considered to drive the high demand for subsidised housing in Bekasi and the Greater Jakarta region, including industrial zone growth, increasingly expensive housing prices in Jakarta, strategic location with good transport access, and the high housing shortage backlog in Indonesia.
