Tanjung Lesung offers villa estates
JAKARTA (JP): Expecting an upswing in the country's property market, PT Tanjung Lesung Leisure Industry is developing a residential estate in Tanjung Lesung, a new tourist resort in Banten, West Java.
Tanjung Lesung Leisure Industry is a joint venture effort between Australia's Axiom Properties Limited and Indonesia's BWJ Group.
Chris J. Gorrill of BWJ said the residential estate, called Kalicaa, would be the first ocean-front residential area in Banten.
"This is a good time because we see stability in Indonesia now and better economic conditions. Besides, there are always people looking for additional properties," he said.
"We believe some people, particularly Jakartans, are always looking for a second of even first home in an area like we are offering at Tanjung Lesung," he said.
He said Tanjung Lesung was an integrated tourist resort comprising a marina, golf course and various other amenities.
"People can relax here with golfing, fishing or even mediating," he said.
Some may wonder what the benefits are of buying a home in Tanjung Lesung.
"Tanjung Lesung has a reputation. It's a prime location; the price of land is not cheap, about Rp 250,000 (approximately US$36) per square meter. But we offer many services, including drinking water, a waste water treatment facility, electricity, back-up generator, security, landscaping and other optional facilities," Gorrill said.
The residential estate will be built on a 10-hectare plot of land in the huge Tanjung Lesung tourist resort, he said.
"There will be only 92 residential units in the plot, so it's low density. Each plot varies between 510 square meters and 1,500 square meters. Buyers can construct houses of their own design based on our guidelines or have us develop the units," he said, adding that the project would begin in April next year.
He said owning property was still a better investment choice given the weak interest rates and stock market.
Tanjung Lesung is located in Banten, an area which boasts a wide range of tourist attractions, as well as being a popular site for factories and industries. The area is easily accessible by the Jakarta-Merak toll road, which includes a 26-kilometer toll road linking Jakarta and Tangerang, the four-kilometer Ciujung toll road and the 8.4-kilometer Serang toll road. Including these toll roads, the area's infrastructure totals more than 100 kilometers of road ready for all types of traffic. (icn)
