Luxury apartments ready for East Jakartans soon

JAKARTA (JP): PT. Pudjiadi Prestige will have three luxury
apartment buildings ready for occupation in the Kelapa Gading
area, East Jakarta, in about five months.

Sales executive, Wawansyah, said yesterday that the first
phase of construction, which comprises three of six apartment
towers, which have a total of 204 units, was already completed.

Kosmian Pudjiadi, the company's executive director, said
earlier that the first three apartment buildings, in the complex
called the Kelapa Gading Tower Condominium, were scheduled to be
completed in July 1995. However, the main construction was
completed in July 1994, allowing for its occupation three months
earlier, in April next year.

Wawansyah said all of the 204 units in the completed buildings
have been sold.

He said most of the buyers are people who work in the
industrial areas near the apartments, such as Pulogadung, East
Jakarta, and Cilincing, North Jakarta.

Some of the buyers currently live in the Kelapa Gading area.

Wawansyah explained that the company is now working on the
second phase of construction for the other three towers, which
will have a total of 236 units. The 10th floors of the three
towers are now under construction. Each tower will have 12
floors.

He said that 80 percent of the 236 units in the second phase
have already been sold.

The apartments stand on 4.8 hectares of land.

According to Wawansyah, the prices of the units range from
US$49,500 for a one bedroom apartment to $177,000 for a three
bedroom apartment.

Ogie Indriati, the company's assistant to the sales manager,
said that the firm is now constructing the Marbela Residencia, an
apartment complex at Anyer beach, a coastal area in West Java,
100 kilometers west of here.

Marbela Residencia is designed in the Mediterranean style by a
prominent American architects firm, Development Design Group from
Baltimore, Maryland.

Ogie added that the construction of the Marbela Residencia
will be divided into four phases. The company plans to build 300
units in the first phase, 200 units in the second phase and 500
in the third and the fourth phases.

Ogie said that the 300 units of the first phase of the
construction, which were launched in June, have already been
sold.

Ogie said that the first construction phase of the Marbela
Residencia began in September and is expected to be completed in
August 1996.

PT Pudjiadi Prestige's total investment in the construction of
the Marbela Residencia is Rp 250 billion ($114 million).

Marbela Residencia is being constructed on 8.2 hectares of
