Business park to open in 2003
JAKARTA (JP): PT Sanggraha Daksamitra, a joint venture between Japan's Nisso Iwai Corporation and a local company, will complete its US$35 million business park near Jakarta's Soekarno-Hatta International Airport in 2003, an executive said on Wednesday.
The company's marketing manager, Ishak Chandra, said the 102- hectare integrated commercial park, called Taman Niaga Soewarna, consisted of a three-story office building called Wisma Seowarna, a warehouse complex, developed land for factories and the 18-hole Cengkareng Golf Club.
"The project was initially scheduled for completion in 1999, but because the economic crisis delayed some parts of the project, it will be fully operational in 2002 or 2003," he said.
He said 50 percent of the office space at Wisma Soewarna, which will be completed next month, was leased, while the golf club had been operational since early this year.
"This first commercial complex in the country will be fully operational at the same time the free trade area in the region is launched," Ishak said, referring to the Association of Southeast Asian Nations Free Trade Zone.
He said the complex would provide facilities and basic infrastructure such as electricity, fiber-optic cables for telecommunications services, a water supply, sewage treatment and underground storm drainage.
Company director Irawadi D. Hanafi said the commercial complex was designed according to international standards and would cater to distribution and trading companies, airport support businesses and the light manufacturing or assembly industry
"Given its direct access to the airport cargo terminal and the toll road -- only five minutes drive from the airport -- and the fact that it's some 20 minutes from both Jakarta's central business district and Tanjung Priok seaport, the business park has attracted a lot of investor interest," he said.
Ishak said the park's 24-unit warehouse complex, to be finished in May 2000, was completely leased and another four investors had registered for an additional warehouse complex which will be constructed next year.
He said the commercial park also had 17.5 hectares of developed land available to be leased from 10 to 20 years at between $2.40 and $12 per square meter.
He said tenants could lease a minimum of 800 square meters of land and construct a building themselves, or they could have the company construct a building for them based on their needs.
Ishak said companies which had leased facilities at the park included freight forwarding companies such as TNT Express, TiKi JNC, Danzas, K-Line, Ritra Cargo, Petrolog and Tabitha and travel agency Vaya Tour.
He added that Tabitha had operated its office and warehouse in the park since 1997.
Ishak said his company also could help tenants secure government licenses and permits, find staff and locate temporary office space.
He said the park was managed by Jones Lang LaSalle/PT Procon Indah and the golf club was run by Hong Kong's CCA International. (01)
