SWI Group will be renamed SWI Digital and will serve as
SWI Group’s digital infrastructure platform focused on the US
market.

DIGITAL INFRASTRUCTURE AS A DRIVER OF VALUE CREATION

SWI Group is strategically focusing its capital allocation on digital
infrastructure, having consistently invested in the sector over the past
five years to build a portfolio in Europe and the US with total power
capacity exceeding 4 GW. Currently, more than 80% of SWI Group’s capital
is allocated to digital infrastructure, with plans to increase this to
more than 90% over time. SWI Group’s digital infrastructure investments
are supported by two platforms:

AiOnX – SWI’s AI infrastructure platform in Europe is developing
a portfolio of hyperscale, AI-ready data centre campuses in Ireland, the
United Kingdom, Denmark, Spain, and Italy, with one site already secured
by a leading hyperscale tenant.

SWI Digital (GDA) – SWI’s US-focused digital infrastructure group
with a land bank that is powered and connected to the electricity grid,
giving SWI a significant foothold in the world’s largest and
fastest-growing market for AI and high-performance computing
capacity.

FROM LAND AND POWER TO COMPUTING: HPC AND GPU-AS-A-SERVICE

Beyond ownership of land, power, and data centre capacity, SWI Group
is expanding its role in the value chain towards AI computing. SWI Group
will leverage its highly experienced team and balance sheet strength to
develop its own proprietary AI cloud computing platform designed to
provide GPU-accelerated computing for enterprises, research
institutions, and AI developers.

Through the combination of powered AiOnX and GDA sites together with
SWI Group’s HPC layer, SWI has a vertically integrated digital
infrastructure ecosystem that can capture value at every layer of the AI
infrastructure chain.

POLARISE TRANSACTION

Regarding the partnership with Polarise announced earlier this year,
SWI has decided not to proceed with the originally planned completion of
the transaction.

Instead of purchasing a majority stake in Polarise, SWI Group will
provide funding to help Polarise’s founders reorganise the company’s
structure and development, while the two entities will remain separate
and pursue their respective business directions.

STRATEGIC INITIATIVES BEYOND DIGITAL INFRASTRUCTURE

Beyond digital infrastructure, SWI Group continues to manage a series
of diversified investments with different return drivers. These
include:

Industrial and logistics property in Europe through SERT, which
is investment-grade rated and listed on the Singapore Stock
Exchange,

Multi-unit residential property in the US through Varia US, which
is listed on the SIX Swiss Exchange,

a strengthening investment conviction in the culture, sports, and
entertainment sectors, which SWI Group believes offer attractive
investment opportunities before institutional investors share the same
view;

an opportunistic strategy not tied to any particular asset class,
investing in various opportunities identified by SWI Group across
diverse markets, including distressed situations and financial
assets.

Max-Hervé George, co-founder and CEO of SWI Group, said: “Our
transformation into a listed investment group provides strong financial
strength and agility to support the trends we believe will define the
next decade. Digital infrastructure is at the core of our investment
conviction, and the establishment of SWI Digital is a defining step for
SWI Group.”

Jaume Sabater, co-founder of SWI Group and Chief Executive Officer of
Stoneweg, added: “The listing on Euronext Amsterdam allows us to focus
on investing using our own balance sheet with discipline and conviction.
This move enables the Group to capture value quickly and at scale. The
completion of our controlling stake acquisition in GDA is the clearest
evidence of that strategy to date.”

This press release contains inside information within the meaning of
the Market Abuse Regulation (U
",
