        "content": "<p>Suryacipta offers industrial lots ready for construction and operation<\/p>\n<p>PT Suryacipta Swadaya, a subsidiary of publicly listed PT<br>\nSurya Semesta Internusa Tbk., is offering easy-to-implement<br>\nindustrial sites at its strategically located 1,400-hectare<br>\nindustrial estate in Karawang, West Java.<\/p>\n<p>&quot;As all the sites in our industrial estate possess genuine<br>\nland title, no land acquisition or location permits are required<br>\nfor new factories, and we will provide full assistance in<br>\nobtaining the local permits required,&quot; says Karel Walla,<br>\nSuryacipta Swadaya&apos;s director for estate management and<br>\ndevelopment.<\/p>\n<p>The West Java provincial government and Karawang regency<br>\nadministration have assured their commitment to supporting<br>\nSuryacipta Swadaya&apos;s plan to develop its fully-serviced,<br>\nintegrated industrial estate as a city of industry with a<br>\ncomplete industrial area, housing complex, commercial sites, and<br>\nother supporting facilities, such as banks, a hotel, health<br>\nclinics, dormitory, schools, a post office, restaurants,<br>\nrecreation centers and green areas.<\/p>\n<p>The peaceful countryside environment of the estate supports<br>\nthe productivity of employees working there as they are far from<br>\nproblems related to political or social upheaval, he says, adding<br>\nthat labor resources are still adequately available.<\/p>\n<p>He says the estate&apos;s comprehensive infrastructure guarantees<br>\nreliable and convenient operations for its tenants.<\/p>\n<p>The infrastructure includes PLN power-sub station with a<br>\ncapacity of 300 MVA and an underground cable network, 3,000<br>\ntelephone lines (expandable to about 30,000 lines) from PT Telkom<br>\nIndonesia, international telecommunication facilities --<br>\nincluding Internet Service Providers (ISPs), leased lines, fax-<br>\nplus and international direct dialing (IDD) services -- from PT<br>\nIndosat, industrial water supply, with a capacity of 15,400 cubic<br>\nmeters per day, natural gas pipelines from the state gas company<br>\n(PGN) and waste water treatment, with a processing capacity of<br>\n10,800 cubic meters per day. For security and safety, Suryacipta<br>\nemploys its own firefighters and round-the-clock security guards.<\/p>\n<p>&quot;These infrastructure facilities will support reliable,<br>\nuninterrupted operations of industrial companies in our estate,&quot;<br>\nKarel says.<\/p>\n<p>He adds that to guarantee smooth flows of goods to and from<br>\nthe tenants, Suryacipta Swadaya has located its industrial estate<br>\nstrategically -- only 1,300 meters away from the Karawang Timur<br>\ntoll gate of the Jakarta-Cikampek highway. It is 55 km drive from<br>\nJakarta, the government as well as economic capital of Indonesia,<br>\nand linked to Tanjung Priok seaport container terminal and<br>\nSoekarno-Hatta International Airport. Within the industrial<br>\nestate, the road network is well designed, with its main roads<br>\nconstructed 50 meters wide to accommodate four lanes, and other<br>\nroads 30 meters wide.<\/p>\n<p>&quot;The smooth flow of goods is essential for export-oriented<br>\nindustrial companies that are highly committed to sustaining<br>\ntheir credibility by meeting deadlines for the dispatch of their<br>\nproducts to overseas buyers,&quot; comments Karel. &quot;For that reason,<br>\nmany multinational companies have chosen our industrial estate<br>\nfor their operational base in Indonesia.&quot;<\/p>\n<p>Among the multinational companies operating at Suryacipta<br>\nSwadaya&apos;s industrial estate are Bridgestone, NT Piston Ring,<br>\nSuper Steel, GS Battery and JVC Electronics of Japan, tire rim<br>\nmanufacturer Bekaert of Belgium, electronic component producer CS<br>\nIndo Technology of Malaysia, yarn filament maker Kohap of South<br>\nKorea, electronic component manufacturer Chiyoda Integre of<br>\nSingapore and Molds &amp; Dies of Italy. Japan&apos;s Bridgestone runs<br>\nproduction facilities and operates Indonesia&apos;s only tire test<br>\ntrack in the industrial estate. The country&apos;s prominent ceramic<br>\ntile producer Keramika Indonesia Assosiasi (KIA) also operates in<br>\nthe estate.<\/p>\n<p>Based on the initial masterplan study by Jurong Environmental<br>\nEngineering Ltd. of Singapore and basic design by Pacific<br>\nConsultant International of Japan and Dacrea of Indonesia,<br>\nSuryacipta Swadaya&apos;s industrial estate has been developed and<br>\nconstructed by Indonesian-Japanese consortium PT Jaya-Obayashi,<br>\ntogether with Nusa Raya Cipta to assure convenient and secure<br>\noperations of the tenants. The access road linking the estate to<br>\nthe Jakarta-Cikampek toll road was constructed by Kumagai Gumi of<br>\nJapan and PT Kadi International joint operation.<\/p>\n<p>Suryacipta offers developed industrial land lots in a variety<br>\nof sizes, ranging from 6,000 square meters to 100 hectares, which<br>\nare ready for construction to meet investors&apos; requirements.<\/p>\n<p>The company also offers two types of standard factory building<br>\n(SFB) -- detached and semi-detached ones. On-line information is<br>\navailable at suryacipta.com.<\/p>\n<p>BRIDGESTONE: MORE SECURE THAN OTHERS<\/p>\n<p>PT Bridgestone Tire Indonesia&apos;s deputy factory manager, Asep<br>\nHadiyana, gives his comments on his company&apos;s operations in the<br>\nSuryacipta City of Industry.<\/p>\n<p>When did your company build its production plant in this<br>\nindustrial estate?<\/p>\n<p>It started constructing the plant on a 36-hectare area in<br>\n1997.<\/p>\n<p>Why did you need so large an area?<\/p>\n<p>Because we needed to establish large production units with a<br>\nhigh capacity and to employ a large number of employees. We also<br>\nneeded a vast area, about 62,500 square meters in size, for the<br>\nconstruction of a proving ground facility, which is now the only<br>\ntrack in the country to test the quality of newly developed<br>\ntires.<\/p>\n<p>Where do you sell your products?<\/p>\n<p>We sell some of our products domestically and export others to<br>\nJapan, Australia and some African countries.<\/p>\n<p>What do you think about security and services in this<br>\nindustrial estate?<\/p>\n<p>As far as I know, operations in this estate are relatively<br>\nmore secure than the others. On services, the estate&apos;s management<br>\ncompany is usually proactive in helping its tenants overcome<br>\ntheir problems for the sake of smooth production.<\/p>\n<p>SUMITOMO: OFFER HIGH LEVEL OF SERVICES<\/p>\n<p>Sumitomo Corporation of Japan has been appointed as Suryacipta<br>\nSwadaya&apos;s exclusive marketing agent for Japanese buyers. An<br>\nofficer for its overseas industrial park department gives some<br>\nremarks.<br>\nCould you describe the relationship between Sumitomo and<br>\nSuryacipta?<\/p>\n<p>Sumitomo has been acting as Suryacipta&apos;s exclusive agent for<br>\nJapanese companies since 1996. Japanese companies have been<br>\ndramatically expanding the overseas operations since the mid-<br>\n1980s. To support manufacturers&apos; expansion into Asia -- and<br>\ncontribute to the economic development of host countries --<br>\nSumitomo has long been energetically promoting businesses<br>\nrelating to developing, marketing and managing overseas<br>\nindustrial parks.<\/p>\n<p>East Jakarta Industrial Park (EJIP) was the first among many<br>\nindustrial parks Sumitomo developed in Southeast Asian countries.<br>\nBecause it was fully occupied in 1996, Sumitomo initiated<br>\ncooperation with existing industrial parks it could trust. We<br>\nchose Suryacipta because it had superb infrastructure as well as<br>\ngood access to Jakarta. The fact that the then top management of<br>\nSumitomo knew Mr. Benjamin Surjadjaya well as a reputable member<br>\nof Astra&apos;s top management, plus Mr. Basroni Rizal as successful<br>\npresident director of PT Surabaya Industrial Estate Rungkut, was<br>\nanother important factor in the decision.<br>\nDoes it mean that Sumitomo is responsible only for assisting in<br>\nthe sale-purchase stage for the industrial sites?<\/p>\n<p>Not at all. Sumitomo assists all clients before, during and<br>\nafter the sale-purchase process. We believe we provide the<br>\nSuryacipta tenants with the same level of services we do at EJIP.<br>\nDo you think the flow of Japanese investment into Indonesia will<br>\nrecover to precrisis levels?<\/p>\n<p>It depends on how the Indonesian government will be able to<br>\nimprove the investment climate here. I believe Indonesia would<br>\nhave huge potential as a destination for foreign direct<br>\ninvestment if the government could solve such problems as law<br>\nenforcement, labor disputes, security and so on.<\/p>",
