        "content": "<p>The dynamics of the property industry are now shifting towards\nsustainability. This is driven by air cooling systems that consume the\nlargest portion of finances.<\/p>\n<p>Recognising this burden, PT Colliers International Indonesia has\nformed a strategic partnership with PT Investasi Hijau Selaras (Hijau)\nto offer smart cooling solutions through the Cooling as a Service (CaaS)\nmodel.<\/p>\n<p>This innovation provides a breath of fresh air for owners of office\nbuildings, shopping centres, and hotels who wish to reduce costs without\nallocating large capital budgets.<\/p>\n<p>Ironically, many property owners are reluctant to modernise systems\ndue to the high capital expenditure (capex).<\/p>\n<p>The CaaS model introduced by Colliers and Hijau addresses this\nimpasse. Through a zero-capex scheme, property owners do not need to pay\nupfront for installing the latest technology.<\/p>\n<p>Managing Director of PT Colliers International Indonesia, Michael D.\nBroomell, emphasised that this step is a strategy to strengthen a\ncredible green technology ecosystem.<\/p>\n<p>\u201cThe zero-capex model opens up markets that have been hindered by\ncost barriers, while also addressing the increasingly stringent\nEnvironmental, Social, and Governance (ESG) standards,\u201d said Michael on\nMonday (4\/5\/2026).<\/p>\n<p>In this scheme, all responsibilities from funding, installation, to\nlong-term maintenance are entirely handled by Hijau.<\/p>\n<p>Clients only pay for services based on actual usage. The shift from\ncapex to operating expenditure (Opex) allows companies to maintain\nhealthy cash flow while enjoying reduced carbon emissions.<\/p>\n<p>Head of Business Development at Hijau, Fahmi Rijal Fahmi, explained\nthat an engineering-first approach forms the backbone of this\nservice.<\/p>\n<p>\u201cCustomers can immediately experience efficiency without being\nhaunted by technical risks or system performance failures. Owners of\nolder buildings can still enhance asset performance and service quality\nto tenants without having to dig deep into their pockets from the\nstart,\u201d said Fahmi.<\/p>\n<p>Optimisation of HVAC systems is projected to reduce energy\nconsumption between 10 percent and 50 percent.
